Windsor Woods Broadview Heights Ohio Real Estate Market Report 4th Quarter 2011
Welcome to Windsor Woods in Broadview Heights, Ohio. This lovely subdivision was established in 1995, with the first family moving into their custom built home in early 1996. There are approximately 81 homes here and the majority were custom built. The original deed restrictions called for 75 % brick on the front elevation, side load garages, and a minimum of ~2800 square feet, bringing a nice consistency to the neighborhood. The majority of lots are wooded and many have a depth of 250 feet or more.
Windsor Woods is conveniently located to I77, and about 25 minutes from downtown Cleveland. There is a homeowners association with a minimal annual fee.
When these homes were being built I was one of the agents representing the builder and was involved in the construction of many of them. I am very knowledgeable about Windsor Woods and invite you to contact me should you have any questions.
Below is the 4th quarter market report for Windsor Woods as it compares to the 4th quarter of 2010. There was still a downturn in the market in Windsor Woods but perhaps not quite as severe as some other areas. It's as important as ever that if your home will be on the market, it must be super clean, wallpaper removed, walls freshly painted, carpets cleaned, and above all, competitively priced! Interest rates are still very low and buyers are looking but they still want the best house for the money. If your home is on the market or soon will be, try not to miss a showing, make sure you have the best pictures possible and consider every offer!

Windsor Woods Broadview Heights Ohio 2nd Quarter Market Report 2011
Windsor Woods is a beautiful community in Broadview Heights, conveniently located between Broadview and State Rds. There are a total of 81 homes, many of which have lots that are 250 or 300 ft deep. I worked for the builder when Windsor Woods was being developed so I am well acquainted with the floor plans and deed restrictions and I currently serve on the architectural review committee. You will notice when you drive through Windsor Wood that all the garages are side load and the driveways are 16 feet wide, instead of the more common 12 foot wide. One of the other restrictions when these homes were being built was the 75% of the front of the home had to be brick and/or stone.

Below you will find the third quarter market statistics along with Oct. and Nov. 2009 for Windsor Woods Broadview Heights Ohio.Things appear to be at status quo for Windsor Woods. Fourth quarter sales typically slow down and we are seeing that now. The tax credit extension should help to keep sales somewhat steady and perhaps be the catalyst for earlier sales in the first quarter of 2010, which was not the case in the early part of 2009. Pricing will be key to getting homes sold.

We have seen a slight increase in activity due to first time buyers who want to avail themselves of the $8000 tax credit, but the Nov. 30th deadline is looming and realistically they should be under contract by about Oct. 15th. Pricing continues to be key in this buyer's market and will continue to be key as we enter the 4th quarter of this year and the first quarter of the new year.
