Where's Coffy? (12) Jamaica Jim Dvorovy Canton Ohio Real Estate

Jim Dvorovy, REALTOR® Canton Ohio Real Estate: Real Estate Agent in Canton, OH

Coffy just got back from a super vacation trip to the island of Jamaica! He had traveled by plane with Eric and Tiffany and family and logged about another 3400 miles.

He enjoyed his stay at the Beaches Boscobel Resort and Golf Club which is about 10 miles from the town of Ocho Rios. Ocho Rios is about a two hour drive from Montego Bay.

Due to the heavy snowstorm that blanketed the Stark County area the day before these pictures were taken, most of the "clue" is unfortunately snowcovered. Coffy insisted in participating in some Extreme Sport, and decided to make the most of the situation by sled riding. Check the bottom picture to see the clue for once the snow has melted.

They Stole The Copper!

This past week I had an opportunity to show a vacant foreclosure property to an investor that purchases fixer uppers for eventual rental purposes. The property is a side by side ranch type duplex. The exterior of the unit is in good condition with the vinyl siding and windows being in very serviceable condition. The unit also has newer roofing.

The living rooms and bedrooms in each unit simply require interior painting and new carpeting in order to make the residence decent, safe, and sanitary. However both kitchens, baths, and utility rooms (where the water heater and furnaces are located) need gutted, an will require all new fixtures and copper plumbing. Thieves have broken into the units and stolen the copper and the air conditioner units. They did extensive damage to the walls as they even broke through the drywall in order to get every last bit of copper they could find.

Is it any wonder insurance companies will cancel a homeownes insurance on vacant homes? The damage to a property runs in thousands of dollars to the homeowner when thieves strip out the copper.

Your Canton Ohio real estate homeowners insurance rates could decrease 10 - 15%.

Feeling strapped by your annual homeowners and automobile insurance bill? Check this out:

News From Maconachy Stradley Insurance: Insurance companies are lowering rates in 2009. The Cincinnati Ins. company is going to lower their automobile and homeowners' rates in Northeast Ohio between ten and fifteen percent effective January 1 st 2009. If you have not looked at your homeowners' and automobile insurance rates now is the time to do so. You don't have to wait for your policy to renew in order to get competitive quotes on your insurance. In the event you find quotes that offer the same or better coverage at a lower premium you do not have to wait until the policy renews to switch insurance carriers. Insurance is paid in advance, meaning you will be refunded any unused premiums.

The person to contact is Justin Truex:

A quick note about Justin: There has been several ocassions when buyers were simply moments away from closing on their property, and for various reasons either the cost of homeowners insurance or some other technicality prevented the buyer from obtaining their lender required homeowners insurance. Justin was able to cut through the red tape and was able to provide hazard insurance and get the transaction back on track and closed. Sure saved the day for the buyers, title companies, and brokerage firms.
