This charming 2BR, 1.5 brick ranch located at 2879 Proctor Drive, 43209 was listed May 2nd. The home is located in the Berwyn subdivision of east Columbus, adjacent to Berwick and just minutes away from Bexley and downtown Columbus.
The home, located in the Berwyn subdivision, a very close, family oriented community where everyone knows each other and neighbors look out and help take care of each others' properties. The neighbor of this home actually helps keep the grass cut and acts as the neighborhood snow remover. He uses his own snow blower and helps clear the entire block!
Working with both the buyers and sellers was such a wonderful experience. We all worked closely together and there was no petty bickering back and forth about who gets and who pays for what. It was truly and enjoyable experience all around.
The closing took place on July 2nd at my office in Pickerington. I've never seen so many people at a closing before. Aside from the buyer's and seller's agents, there were the 3 sellers and spouses, the buyer, his spouse and his daughter. It seemed more like a party than a closing, with hugs and cheesecake for everyone. They even agreed to a group picture for my blog. All I can say is I wish all my closings were as congenial and as pleasant as this one. Thanks, everyone!

A little over a month ago, I listed a two-bed room brick ranch in Berwyn, a quiet little subdivision just east of downtown Columbus. I was a little nervous about the listing because I've always been told "two-bedrooms don't sell." It also was on a slab, but it did have a one-car garage.
This was a lovely brick ranch in Berwyn, where I'd sold a home recently, so I felt fairly comfortable the home could sell, as there is an active market that attracts a particular buyer. Berwyn is an older area where the neighbors seem to know and watch out for each other.
I actively marketed the property to other agents, called almost 200 homes in a half-mile radius to tell them I just listed, and sent out "Just Listed" postcards.
We had only one showing the first three weeks and the sellers were a little disappointed. We already had agreed: "No showings in two weeks or 10 showings and no offers," that we'd reduce the price. We did and right away received a cash offer from one of the neighbors at 96% of market value. We're scheduled for a June 30th closing.
I could have allowed those negative thoughts to cloud my attitude, which would have turned into a self-limiting belief.
I'm certainly not saying to accept every listing, as you need to evaluate each home based on its qualities, but don't allow someone else's insides to affect your outsides.
