The longer I’m involved in real estate the more I’m impressed with some of the people who make it work. One of the key players in the real estate game is the closing company and/or title company. I’ve been amazed once again by the professionalism of June at Attorneys’ Title Agency. She consistently works hard and gets the job done. I put her in a tough position this week in trying to get a closing to happen and she pulled it off like a pro.

I would highly recommend her and her company for any title work you may need in your real estate adventures!

It’s January 20th 2009 and Everything is starting new. Our new president will be sworn in this afternoon, It’s a new year and, if you didn’t notice, I’ve created a new website www.scottmwilliams.com I’m excited about all the new things that are going on in our country at this time. I know, I know, there are a bunch of challenges ahead of us, but I’m a bit of an optimist. I believe in the American spirit and the ability of it’s people to keep moving forward and work through the tough issues ahead.

If we’re honest, the numbers don’t look so great when it comes to the job market and other economic indicators, but we’ve been there done that in the past and we’ve still come out on top. In fact, I’ve seen it happening here in defiance. I’ve been more busy in the past month than I have been in the past 3. People are still looking to buy and sell homes, and why not? This is one of the best times to buy a home in the last 50 or so years. Our interest rates are at historical lows, our inventories are high and the prices are depressed. It’s deal season!

It’s my hope that each of you who read this post find yourself looking forward to the future and all that it has in store for us. If you know of someone who is thinking of buying or selling a home in Defiance or it’s surrounding areas, I would greatly appreciate your recommendations.

I had the privelege of having a home inspected by Joshua Frederick of Aspec Home Inspections a couple of weeks ago and it was truly a good experience. Joshua did a very thorough inspection on the home and was very detailed in his descriptions to my potential buyers. It was really a nice treat to see that he came prepared with a box of treats, coffee and things to do for the buyers and/or kids for those moments that they had some time to kill.

I think the thing that sold me the most on him and his service was the wonderful email that I received from my buyers on how much they were impressed with his professionalism and his attention to details.

It's definitely been a challenging year in real estate, to say the least, here in Defiance, Ohio. The national market media machine has definitely affected how people in our area perceive the current market and we've had to try and buck that trend all year. The national market has consistently described the nation in dire straits, but locally it has not been as depressed as some areas of the country.

The naysayers say that 2009 is going to be as bad or worse, but I am looking forward to 2009 as a time of new opportunities and great bargains. There hasn't been a better time to buy real estate than right now. The interest rates are extremely low, the market is flooded with homes and the pricces are depressed. A person buying a home can get so much more home in today's market than they could have just a couple of years ago.

It's my hope that those of you who read this post will have a blessed new year.
