Welcome to my June 2009 report on the state of the real estate market for Geauga County. Please feel free to refer to previous postings to watch for changes.
As a service to all potential buyers and sellers, I would be happy to provide you with statistics on your county, your town, your price range, etc. so you can get a clear picture of how many homes are selling and how long they take to sell. To give you an overall picture of Geauga County as a whole, I've included a few statistics for your review!
The current trend (as of June, 2009) is decrease in the number of homes for sale from the same month last year. In June of 2008 there were 892 homes on the market, of which 61 sold. In June of 2009, there were 823 homes on the market (a decrease in inventory 69 homes from one year to the next), of which 43 sold. In June of 2008, for those homes that did sell, they were on the market an average of 100 days. For those homes that sold in June of 2009, the average days on market were 140, representing an increase of 40 days from one year to the next. Refer to the chart below for a visual representation:

Is it time to break out the champagne for Home Sellers ?
Today's Cleveland Plain Dealer reports that home sales for May 2009 are generally lower than for May 2008, with Cuyahoga, Lorain, and Lake Counties showing a 7 to 9 % drop for the year to year comparison. The State of Ohio is showing an 18% decline.
Geauga County is the exception, posting a 15% increase over May 2008. Jonathan Hall, President of the Ohio Association of Realtors stated: "With favorable pricing, attractive interest rates and sellers more realistic in their expectations, the market is poised for a rebound due to the ideal conditions that exist."
Reports for Portage County-Aurora and Summit County-Twinsburg are inconclusive due to the merger of the data services of the two multiple listing services. These figures do include the Chagrin Valley areas of Chagrin Falls, Solon, Bainbridge Township, Auburn, South Russell, and Chesterland.

As a service to all potential buyers and sellers, I would be happy to provide you with statistics on your county, your town, your price range, etc. so you can get a clear picture of how many homes are selling and how long they take to sell. To give you an overall picture of Geauga County as a whole, I've included a few statistics for your review!
The current trend (as of May, 2009) is decrease in the number of homes for sale from the same month last year. In May of 2008 there were 879 homes on the market, of which 51 sold. In May of 2009, there were 800 homes on the market (a decrease in inventory 79 homes from one year to the next), of which 53 sold. In May of 2008, for those homes that did sell, they were on the market an average of 106 days. For those homes that sold in May of 2009, the average days on market were 154, representing an increase of 48 days from one year to the next. Refer to the chart below for a visual representation:

Well it is that time of the year again it is time for the Maple Festival in Chardon Ohio..
My mom and step-dad have lived in Chardon for the past 30 years and I can't recall them missing a single one in all that time...Myself I have attended about 20 or so times and lets just say it is a good time for everyone young and old mature.If you are from around the area you know what a great time it is...If your not and never even heard about it well lets just say you are missing out on some fun family activity's

IT'S OUR 80TH YEAR !!
The Geauga County Maple Festival is held on beautiful Chardon Square and opens on the last Thursday in April. The festival celebrates the production of maple syrup, a leading agricultural industry in Northern Ohio.
Events include two grand parades, maple syrup judging & auction, queen's contest, photo contest, "Sap Run", bathtub races, craft show, concessions, rides, and continuous grandstand entertainment.
Festival opening/closing times:

Thursday Noon - 10 p.m.
Friday 10 a.m. - 11 p.m.
Saturday 10 a.m. - 11 p.m.
Sunday 11 a.m. - 7 p.m.
