The first quarter has been rather slow in terms of overall sales in the Bainbridge real estate market.

Specifically, only 9 homes have officially sold in 2009 compared to 18 during the first quarter of 2008. Here is a comparison between 2009 and 2008:

SUMMARY

First quarter sales are typically the direct result of buyer activity during the late fall and early winter months. Overall, this period was slow area wide. However, there are 13 homes currently under contract in Bainbridge. Of these 13 homes, 4 would be considered luxury homes, as they are priced over $500,000. This is a good sign of recent activity.

In addition, 26 homes have gone on the market over the last 3 weeks. This may be a sign that sellers are no longer afraid of unfavorable market conditions and have confidence that the spring market will bring buyers.

Conversely, home buyers will have additional homes to choose from, many which are priced very competitively. It is a fantastic time to be a buyer in this market.

The Bainbridge real estate market has gotten off to a slow start here in 2009 in terms of actually sales, but has picked up steam over the last 30 days or so.

Specifically, only 3 homes have officially sold in 2009 compared to 13 sales through the first 60 days of 2008. This means that the fall of 2007 was much more active than the fall of 2008. A major factor for this significant drop in sales is the economy.

However, over the last 60 days, 9 homes have gone under contract. This is a good indication of current buyer activity. This is a sign that there are serious buyers in the Bainbridge.

WHAT'S NEXT?

Right now, the inventory of homes is stale as very few new homes have come onto the market during the winter months. Buyers have been buying the lower priced bank owned homes. Overall, the serious buyers have seen everything in their price range and have not been overwhelmed enough by any of them to make a serious buying decision. These buyers typically have defined exactly what they want and are just waiting for the right home to come on the market. They are also watching to see if the price of a current listing decreases enough for the home to become more appealing.

The spring market is just around the corner and we anticipate a lot of homes coming onto the market in the next 60 days. Activity should really pick up from April -July as many buyers with school aged children will want to be settled into their new home for the start of the school year in August.

State of the Market Report for Geauga County as of 1/2009

Welcome to our January 2009 report on the state of the real estate market for Geauga County. Please feel free to refer to last month's posting to watch for changes.

As a service to all potential buyers and sellers, we would be happy to provide you with statistics on your county, your town, your price range, etc. so you can get a clear picture of how many homes are selling and how long they take to sell. To give you an overall picture of Geauga County as a whole, we've included a few statistics for your review!

The current trend (as of January, 2009) is an increase in the number of homes for sale. In January of 2008 there were 701 homes on the market, of which 30 sold. In January of 2009, there were 715 homes on the market (an increase in inventory 14 homes from one year to the next), of which 19 sold. In January of 2008, for those homes that did sell, they were on the market an average of 98 days. For those homes that sold in January of 2009, the average days on market were 97, representing a decrease of 1 day from one year to the next (shorter days on market is always a good sign!). What does this mean if you're thinking of selling and you want to be amongst the SOLDs? It's simple!

  • Price your home at or below market value
  • Make sure your home shows beautifully
  • Choose a realtor (like Barb!) that knows how to market your home to the widest audience possible! If you have all three of these, there is no reason you shouldn't end up with a nice big "SOLD" sign in your yard, but miss any one of them and you'll be sitting around waiting...

    Welcome to our December 2008 report on the state of the real estate market for Geauga County. Please feel free to refer to last month's posting to watch for changes.

    As a service to all potential buyers and sellers, we would be happy to provide you with statistics on your county, your town, your price range, etc. so you can get a clear picture of how many homes are selling and how long they take to sell. To give you an overall picture of Geauga County as a whole, we've included a few statistics for your review!

    The current trend (as of December, 2008) is a decrease in the number of homes for sale. In December of 2007 there were 686 homes on the market, of which 36 sold. In December of 2008, there were 741 homes on the market (an increase in inventory 55 homes from one year to the next), of which 52 sold. In December of 2007, for those homes that did sell, they were on the market an average of 111 days. For those homes that sold in December of 2008, the average days on market were 105, representing a decrease of 6 days from one year to the next (shorter days on market is always a good sign!).
