Twitter Friend of the Week: We've Got A Pirate In Our Midst!

Renae Bolton ~ Marketing 4 Realtors: Virtual Assistant in Garfield Heights, OH

Twitter Friend of the Week

I absolutely love the idea of promoting one another when we can! As a result, I have a project called "Twitter Friend of the Week." Each week, I'll showcase one or two of my Twitter Friends so that you can "meet" them.

This week, my featured Twitter Friend is Cap’n Billy of Pirate Parenting. Cap’n Billy is BY FAR the most unusual Twitter Friend I have. Here's what Cap’n Billy had to tell us:

What is your primary business?
Merchant vessel acquisition

What is unique about you or your business?
I have a hook and a peg leg. I like pillaging, plundering, rum and long walks off the plank.

What is one fun thing about yourself that most of us don't know?
I'd tell ye but I'd have to kill ye afterwards.

Do you work from home or an outside office?
I work from a ship-board office.

What is your favorite computer application?
Anything I can pirate. Arrrgh!

What is your favorite food?
Salt cod and hardtack

If you could be a super hero, what would you be called and what would your super powers be?
Ye don't need superpowers when ye have cannons.

What one piece of advice would you give someone who wants to get into your line of business?
Raise yer crew by going to a tavern late at night. After the rum's gone, they'll be more likely to follow ye.

What is the follow link for one of yourTwitter Friends who you think everyone would benefit from following and why should we follow them?
@darthvader

As you can see, Cap’n Billy is extremely unusual. I mean, how many of us get to say we know a real live pirate?? Check Cap’n Billy out on Twitter at @pirateparenting.

Tips for First Time Beavercreek Ohio Home Buyers

Eugene Pridgett: Real Estate Agent in Beavercreek, OH

Beavercreek Ohio Real EstateBuying your first home? Now's an amazing time to buy your first home. Right now it is a perfect combination of low interest rates, low Beavercreek Ohio home prices and President Obama's stimulus plan; which gives you additional incentive to buy now.
To help make your first time Beavercreek Ohio home buying experience the best it can be here are a few basic tips that should help you with your first purchase:

1) Know How Much You Can Afford
Getting carried away with what you want versus what you can actually afford is really easy to do especially if you go with new construction. The selection center can have you upside down fast. Start with reasonable expectations.

2) Figure Out What You Truly Need
Consider what your family’s immediate and future needs might hold and then decide on the number of bedrooms, bathrooms, and functional areas you require with all the amenities you feel you can't do without. If cooking is your thing, a well-equipped and spacious kitchen will be important. If you eat out 90% of the time, it is wasted space.

3) Use The Internet To Gain Knowledge.
Americans spend a lot of time online. Make use of the free resources and calculators to give you a better idea of what you can afford and what your mortgage payments will be. There are mortgage calculators that can give you an instant idea of what each home you find will cost you monthly.

4) Ask Questions
Get insurance quotes so that you have a reasonable idea as to the total cost of your monthly mortgage. Check the information on the Beavercreek Ohio home properties you are interested in to find out what the taxes are. Add that amount to your total monthly mortgage and you’ll have a great idea as to what to expect.

Buying your first Beavercreek Ohio home should be a thrill of a lifetime and with proper planning it most certainly can be.

Buyer's Remorse & The Potential Consequences When Purchasing Beavercreek Real Estate

Eugene Pridgett: Real Estate Agent in Beavercreek, OH

Beavercreek Ohio Real EstateBuyer's remorse happens to a lot of people. The fear of signing a long term commitment for a mortgage at the closing of a Beavercreek real estate deal--be it for a family home or investment property can be daunting. It's important to not let your fear get the best of you for many reasons. Not only can you miss out on the property you've looked so long for, you can lose a lot more than that.

Walking away from a deal before closing can mean losing any earnest money you have put down when you made an offer on the property. Unless you made a no earnest money offer; which is highly unusual, you will lose it by deciding not to go through with the closing.

There are a few contingencies that may allow you to get all or some of your earnest money back when you walk away, but only if you have listed those possibilities in your offer such as:

· Financing. If you don't list that possibility as a contingency for buying a home, even if you can't get financed, you will lose your earnest money deposit.

· Selling an existing piece of Beavercreek real estate. Again, this only works if you included this information in your offer. If you must sell your home first before Closing on the new home this contingency must be communicated.

· Appraisal, title, or inspection contingencies are also good clauses to have in your offer to protect you in case the information comes back undesirable and would like to use that to back out of the deal. These provisions allow you to change your mind if the appraisal value of the Beavercreek real estate doesn't come back matching the price you are paying, inspections turn up problem areas, or the title has issues.

Don't be fooled into thinking that you can back out of a signed contract bid because of those items if you do not list them as contingencies.

Let me help you prepare a proper real estate contract, including all contingencies. As an accredited buyers representative I can help protect your interest in the purchase of your new home. Contact me today at 937-287-7523 or email me at Gene@TheGeneGroup.com.

Rent or Buy a Beavercreek Ohio Condo or Ranch Condo

Eugene Pridgett: Real Estate Agent in Beavercreek, OH

Rent or Buy a Beavercreek Ohio Condo or Ranch Condo

With the current economy, it may seem like a better idea to rent a Beavercreek Ohio condo or Ranch Condo instead of buying one. Let's explore some of the reasons why it's still better to buy rather than rent.

Throwing Money Away

When you rent that's basically what you're doing. You give your money away in exchange for a 'perishable' item—one month of living space. Once that month is over, the money is gone and you didn't get anything of long term value in return.

When you buy a Beavercreek Ohio condo you still spend money for a month of living space, but in addition, you're building long term equity. It may take longer and property may not increase in value as quickly as it did in the past, at least for now, but the money you spend becomes a back end asset instead of just disappearing.

Tax Breaks

When you buy a home, you can deduct the interest and property taxes that you pay every year on your income taxes. That can be a sizeable amount of money. If you buy your first home in 2009, you get an even bigger tax break of $8,000 as a result of President Obama's stimulus plan.

Saving Money

Yes, you actually end up saving money in the long run if you buy a home rather than rent. According to The New York Times, over a 16-year period you can save as much as $5,000.00 by owning your own home. And, that number doesn't include the $8,000 tax credit first-time home buyers get when they purchase a principle residence in 2009.

The bottom line is that the housing market troubles have nothing to do with the 'evils' of homeownership. They have to do with bad lending practices, and people wanting more than they can afford.

Choose your Beavercreek Ohio condo wisely, only buy what you can afford to pay for each month, and pay attention to the loan you are being offered. If you need any advice on the best types of loans or condos available, I'd like to help. Call me today at 937-287-7523 or email me at Gene@TheGeneGroup.com.
