What's the tax credit mean to me, in dollars and cents? The more I've heard about it, the more confusing it is. Could you pleeeeze just break it down, and help me understand what it does for me? I've heard this from a number of buyers lately, and would like to cut to the chase, to spell it out, in simple terms that most buyers can relate to.
The tax credit is NOT a tax deduction that reduces that amount of taxes you would owe. The tax credit is REAL money, dollar for dollar, an actual check you can get from the government, that you can cash and spend on whatever you want. You can use the money to fix up the house you purchase, or to buy furniture and appliances, or to go on a vacation, or to pay off other bills, or put it in the bank, or for whatever. That's $8,000 of REAL money that you have to spend or do what you want with (providing of course, the buyer and home price qualify for that amount).
At that point, the buyers GET it, what all the hubbub is really about. And what I really love is when about that time, I see their eyes open wide, a new excitement shows on their faces, and I can almost see the wheels inside their heads turning, as they think of the possibilities of what they could do with that $8,000! But that's only the beginning...I go on to tell them that they don't even have to wait long to get their hands on the money...they can claim it when they file their 2009 tax return this year, and get it right away, usually in 4 to 6 weeks, even though they are not actually buying the home until now in 2010. And if they have already filed their 2009 tax return, no problem! They can simply file an amended return, and get it back that way, usually in 6 to 8 weeks.
And if the buyers need to use some of the money immediately, in order to have enough upfront money to buy the home, to cover most of their minimum down payment, they can even do that! What a deal this tax credit is! Oh, the world's a buyers' oyster right now, with so many great deals on homes on the market, with such rock bottom interest rates, and now this fabulous tax credit...truly like having your cake and eating it too! I just love sharing my excitement of this great buyer's opportunity, and I love making it simple to understand. But time's a wasting!! We've only got until April 30th for you to lasso a home and stake a claim on it, so you can grasp onto your tax credit CASH!
