Getting that home ready for sale: The Bathroom(s)

Stan Stepak Avon Lake Ohio Real Estate (Avon Lake, Bay Village, Westlake, OH): Real Estate Agent in Avon Lake, OH

Getting that home ready for sale. Part One: Bathroom.

Why did I pick the bathroom? Because it is one of most looked over rooms in the home next to the kitchen and is probably the most ignored. Why people ignore the bathroom? Well because it is the bathroom. Here are some simple suggestions to consider.

  1. Look over the caulking. Dirty and missing caulking though you may have gotten use to will be a hold terror to the potential buyer. It just looks dirty to the buyer. If you can do it your self try to clean the dirty caulking with a cleaner. Letting it soak before removing it. See the cleaner instructions for difficult jobs. If chalking needs to be replaced remove the entire line area and run a clean bead. Don't do a hit and miss replacement it will look choppy and won't blend together.
  2. Replace shower curtains. Another eye sore area. Just spend the few bucks for a new one and replace the old.
  3. Bathtub condition. Of course clean it but if it just won't get clean consider a service that resurfaces the tub. They can also replace the tile wall if need be. Repair or replace the faucet if it leaks.
  4. Sink. Replace the washers in the faucet if it is leaking. If the faucet is worn or can not be repaired, replace with one that matching the metal surface you have in the room. Same goes for the drain. If the sink has rust around the drain you may need a new sink. Clean the vanity counter top and the vanity itself including the handles.
  5. The Dreaded Toilet. Is it running constantly? Get it fixed. Keep it clean and replace the seat if it looks bad. Also make sure the toilet is not loose. If you have to tighten the side bolts, be careful to not over tighten you can crack the toilet.
  6. Get the floor clean. I mean spotless like you can eat off it. Never seen anyone eat on the toilet floor but you know what I mean.
  7. Hand new towels and curtains that match.
  8. Put away the dirty soap dish and toothbrushes. Leave nothing on the counters if you can with the exception of a soap pump and perhaps a candle or two.

Helping Your Child adjust to the big move.

Stan Stepak Avon Lake Ohio Real Estate (Avon Lake, Bay Village, Westlake, OH): Real Estate Agent in Avon Lake, OH

Moving to a new city can be stressful to a young child or adolescent. Reasons being are usually adjusting to different faces and loosing established relationships. The sadness a parent sees a child going through can be heartache for the parent as well. So here are some suggestions to help have your child make a smoother, more positive transition:

  1. Get started early. What I mean here is get to the town before moving and gets your child familiar with the city and what is there. Go out to eat there, attend a parade there or city event (like a festival, homecoming...)
  2. Get your child started in a sport or organization there. For example you can enroll your son or daughter in scouts in that city without living there yet. Or have your child join a city recreation sport team or a library program in that town. By doing that your child gets to meet and develop relationships prior to moving in.
  3. Have a little going away party and have your child's friends give your child contact information as their goodbye gift.
  4. Many parents moving to a new city already have friends or family in that new city. If you are fortunate to have that, consider setting up sleep dates for the weekends so that the child can have some experience and familiarity with living in that town.
  5. Have your child come with you as you pre register them to their new school so that get to see the place.
  6. Before the actual big move visit the new house and have your child set something up in their new bedroom prior to the move. It work like a house warming to your child when they get there on the move. It could be something as simple as their name or favorite poster on bedroom door or wall.
  7. Allow your child to maintain contact with his old friends when you do move in. Have sleepovers or invite then to your soccer game. Perhaps a picnic or house party can help.
  8. This may be common sense but easily overlooked is consider what your child's "security blanket" may be and make sure that comes along. A favorite toy, pillow, blanket, clothing may be the case. That item goes with your child and not in the truck. Your child might just want to pack a duffle bag or small box of favorites to carry with them in the car.
  9. Have your child help unload his favorite items out of the moving truck.
  10. Have a friend come along with your child to help them move into their new place and / or invite a child in the new neighborhood help your child move in.
  11. Parents should also access their own network to gain information about the local culture for themselves and their children. Especially with teens, who are more apt to be on their own without adult supervision, it is important for parents to know where teens hang out, what's safe, what pitfalls to avoid.
  12. Have a house warming party and future parties (such as birthdays) where there is the opportunity for old friends to come visit.
  13. Kids' text message now too and perhaps positive text messages from old friends during the first week of getting use to the home can make all the difference. Talk to old parents about doing that with their kids to help out.
  14. Let your child decorate his or her room the way they want it. Don't assume your child wants his or her room the way it was at the old house. In many cases they will want it the same old way but in other cases this may be something your child may get excited about doing in looking at this is a new change for them.
  15. Be prepared for periods of extreme mixed emotions. Anger, sadness, withdrawn or shy behavior and emotions. Be supportive, don't take it personally, and don't be angry. Look at your child going this the way you may grieve a loss and attack the issue that way. Listening, comfort, doing some of the above, and love will get your child through this transition.

Hope this helps....

Free Pears, Please Don't Let Them Go To Waste!

Matthew P. Klein: Real Estate Agent in Lorain, OH

We have another producer in the Klein Family. This may very well be the largest pear tree in Ohio.......we inherited it. There are still a good 200 pears up there and during cooler weather or nightfall when I don't have competition from other insects we pick them. My challenge is, we have way too many pears for just myself and my wife. If the warm weather holds up, we may be able to hold out for a few weeks yet but I can't see letting all of these great pears go to waste. If you, your church, or organization would like some please send me a message and we'll make arrangements for you get them. I do not want to see them go to waste in my yard!
