Perrysburg OH 2009 2nd Quarter Market Report

07-06-09
Chad Boyers
Chad Boyers: Real Estate Agent in Toledo, OH

Here are the numbers for the second quarter of 2009 for Perrysburg (including township):

Perrysburg OH 2009 Q2 Market Stats

Perrysburg OH 2008 Q2 Market Stats

Here's a side by side comparison:

2009 2008 Difference

Units Listed 197 199 -2 (-1%)

Units Sold 84 125 -41 (-32.8%)

Inventory Accumulation 4.04 1.78 +2.26 (+127%)

Average Sold Price $193,820 $207,184 -$13,364 (-6.5%)

Median Sold Price $176,250 $184,000 -$7,750 (-4.2%)

Average DOM 130 106 +24 (+22.6%)

What do the numbers mean? Overall, it is good news for buyers, not so good news for sellers. There is a larger inventory of homes for sale versus 2008 and they are selling, on average, for less than in 2008. Also, it is taking longer, on average, for homes to sell.

This means that if you are a seller, you need to be serious about your asking price as well as the condition of your home. Are you competitively priced? Is your home in top notch condition, or does it need some sprucing up and updating?

If you are a buyer, know that you should be able to get a great home at a very reasonable price. This doesn't mean that you can get any home you want at half of the listed price, as homes in great condition that are priced correctly are still selling quickly. An example is that my neighbor's home across the street had an accepted offer in one week! Why was this? It was because it was competitively priced and was in great, updated condition.

Solar Energy Firm to Start Production, Toledo Ohio

Nancy Lohman The Lohman Team- Toledo, Ohio: Real Estate Agent in Toledo, OH

More great news for the Toledo Ohio Area! Solar energy firms have decided to make solar panels in the Toledo Area. Another article out today in the Toledo Blade - click here to read-which states that a small group of veterans of Toledo's glass and solar-panel industries is setting up shop in Perrysburg, Ohio.

More and more articles like this are great news to the Greater Toledo area economy and real estate world. This Toledo Blade article by Gary T. Pakulski states "that the firm Willard & Kelsey Solar Group LLC hopes to hire 400 employees by the end of 2009. Hiring will be handled by the Wood County Department of Job and Family Services. Willard & Kelsey is seeking $100 million in federal stimulus money to support a proposed $1.2 billion solar-panel manufacturing park in Perrysburg that it claims will create nearly 3,700 jobs. "

This is all great news for Toledo. The article also states another firm, Xunlight Corp., plans to begin production in Toledo, and a unit of German solar giant Q-Cells AG has a research operation in Perrysburg.

I do know that our Lohman Team at Re/Max Preferred Associates is thrill to read articles like this. New business to the Toledo Area can only mean area residents, and home builders can take a sigh of relief.
