WANTED! Photos old and new by Cuyahoga Falls Bicentennial Committee
Commemorative Book Committee seeking submissions for tome to be published in spring 2013.

The Cuyahoga Falls Bicentennial Commemorative Book Committee is turning to the public with a request for photos representing the city’s culture, traditions, milestones and history over the past 200 years.
City resident Carol Morganti, chair of the seven-member book committee, is excited about the tome whose working title is Cuyahoga Falls Bicentennial 2012 – Celebrating Our Past, Our Present … and Our Future.
The targeted publication date of spring 2013 means the hardcover, coffee-table-style book will have been a two-year work in progress.
“We want to be sure to cover all the highlights from our entire Bicentennial year, which includes an event each month up through 12/12/12. That’s when a special Bicentennial Wedding Day and Vow Renewal ceremony will be held at the Natatorium. It’s going to be a very fun-filled, exciting year for the Falls,” Morganti said.
What kind of photos is the committee seeking? Anything and everything depicting life in Cuyahoga Falls – including those taken during the past several decades, said Morganti.
“A lot of times people make the assumption it has to be historic, but that’s not the case. We would like ‘people photos’ – from the past 25 years in particular – because people don’t want to see just streets and buildings in a book. They want to see the styles of the current times depicted,” she explained.
So that awesome picture of your child playing in the water fountain at Falls River Square or your friend walking along the Cuyahoga River? The committee would love to consider them for inclusion in the book.
The committee is also anxious to learn what historic photos area residents have tucked away in drawers and attics that haven’t even been seen by members of the Cuyahoga Falls Historical Society or the website cuyahogafallshistory.com.
“We’re trying to make the book visually very strong. We have a number of striking photos, but we’d like many more,” Morganti said.
The photo-collection drive runs now through July 31. Electronic images and scanned photos – preferably 300 dpi – can be emailed to bicentennialpics@gmail.com.
Those who are unable to share their photos in digital format can contact the Cuyahoga Falls Service Director's Office at 330-971-8240 for assistance.
Morganti said details on how to pre-order the commemorative book will be available in the coming months.

The results are in for January, 2012:
New Listings - 45 Average Price - $152,300 - Average Price Per Sq. Ft. $86
New Contracts - 29 Average Price - $94,200 - Average Price Per Sq. Ft. $71 - Avg Days on Market - 144
New Closings - 29 Average Price - $116,700 - Average Price Per Sq. Ft. $65 - Avg Days on Market - 121
Total Number of Active Listings Now in Cuyahoga Falls - 219
That represents less than a 6 month supply of inventory based on sales statistics for 2011. This is the most balanced market we have had in about 3 years!
There is now a shortage of good listings in Cuyahoga Falls.

Cuyahoga Falls Market Update For Condominiums in 2011 - here is a look at the condo market in 2011 compared to 2010.

Cuyahoga Falls Condominiums:
2011 - 74 sold - average sale price $100,676 - average days on the market 208 days.
2010 - 56 sold - average sale price $107,340 - average days on the market 178 days.
Both years the average sale price to list price was 95%.
While the number of sales in 2011 was up, so were the days on market while the average sales price was down.
Our condominium market here is always challenging and that can best be evidenced by the following data:
Current Listings Available - 69 - that is close to a 12 month supply.
Average days on the market for current condominium listings is 349 Days.
Condominiums are selling, but it is imperative that they be priced correctly and in updated, move in condition.

Cuyahoga Falls, Ohio Real Estate Market Update January 2012

Cuyahoga Falls sales of single family homes in 2011 was nearly the exact same as 2010!
450 Homes sold in 2011 vs. 459 homes sold in 2010.
Here is what's different though.........
Average Sale Price in 2011 was $106,246 vs. $115,532 in 2010. That's a decrease of 8%
Average Sale Price per square foot in 2011 was $72 vs. $79 in 2010. That's a decrease of 9%
Average Days on Market in 2011 was 112 days vs. 94 days in 2010. That's an increase of 20%!
However, interestingly enough, the average sales price vs. list price in both years was 95%!
What does this tell us? The market activity for single family home sales in Cuyahoga Falls was very similar in each of the past two years, although homes sold for slightly less in 2011 and took longer to sale.
The 95% sales price vs. list price for both years tells us that properties are being priced close to market value and the trend of recent years that buyers can discount asking prices by 20% is not correct.

All summer long we have a "Cruise In" on the Front Street Mall in beautiful downtown Cuyahoga Falls. Each week's Cruise In has a different theme. One of my recent favorites was the Studebaker show. It is amazing today to look at these cars and remember that they once roamed our streets and highways. Where they stylin' back then or what.
