JUST SOLD! HUD Owned Property at 3280 Andrew James Dr, Hilliard OH 43026. Listed for $179,000.

My client was not a First Time Buyer and he specifically was looking for a deal. A real deal. Not just a property for $10,000 off the market value. Happy to say that we found something that more than met his criteria! This particular home is in a newer subdivision where the average resale price is around $200,000.

The HUD appraised value was $179,000. The property was in good condition overall, just needed some cosmetics like new carpets, paint, appliances and exterior trim paint. There is a finished basement, a patio and a fenced yard. The yard backs to a public park, so there are pretty views from the bedroom windows.

We closed this transaction on Friday, 12/11/09 and my buyer moved in that very weekend. He was thrilled to get this property for only $145,000! What a nice equity position to have. Congrats!

The Hilliard YMCA facility is about five years old, it offer's a lot of great activities for individuals and for families. The location is easy to get too (4515 Cosgray Rd. 614-334-9622), just Northwest of old Hilliard, it's apart of Rails to Trails and the Homestead Parks system.

I've belonged to the YMCA since it opened, my favorite winter activities are the work out facilities and the indoor pool, and my summer outdoor activities are doing laps in the dedicated lap lanes in the outside pool or working out and then biking down the Rails to Trails bike system. The atmosphere is very friendly and I always feel welcomed, it's a great way to meet your neighbors too. Homes sold at an average price of $103 per square foot in the last 30 days. During that same timeframe in 2008, 38 homes sold at an average price of $103 per square foot. Westbrooke Subdivision had 5 home sales with the highest selling home being 3065 Golden Oak Dr. selling for $203,000.
