If you have checked your facebook account lately and whether you use if for personal contacts or professional image and networking you have no doubt recieved updates from a colleague playing Yoville, Farmville, some sort of Gems Game and even scarier ones.
While I am all for taking appropriate time off and enjoying ourselves, I am shocked at the number of Realtors I see on a daily basis updating page after page on Facebook with the current Farmville or whatever game. It's my opinion that it leaves a question in ones mind of.." are you not busier than this"? I wonder how their clients must feel when they need their home sold and are trusting that their agent is marketing their home and working hard to get it sold and then seeing them day after day during business hours and beyond asking for help to get to the next level of a game. I think it is another thing to be aware of and to consider how it is making all of us look to the public. Can you imagine seeing your attorney on facebook during the day playing games? I can't.
I love facebook. I love connecting with friends, family and even using it to advertise for my clients. I believe that we just need to remember that as agents we have a professional image to uphold and on facebook it's a glass house!

My Home in Dutchland Woods
Many of you already know me as your neighbor, and many of you also know that I am a Realtor with RE/MAX Unlimited, specializing in Dutchland Woods. Maybe you have read my bi-monthly Dutchland Woods At Home newsletter (upcoming issue in February). As a Dutchland Woods resident, I have a vested interest in seeing homes in our neighborhood sell quickly and for top dollar. As a Realtor, I am also committed to Dutchland Woods. Even in a challenging market, I continue to successfully list, sell and outsell the market in Liberty Township. Ohio, you've probably heard the saying "do the math." Here are a few statistics from the Greater Cincinnati Multiple Listing Service:
· In the last 3 years, there have been 67 sales in Dutchland Woods. Well, 33% of those sales were mine.
· During the same period, I also out-performed the market in the time it took to sell a home by more than 4 days. What's the big deal about 4 days? For many sellers, it means not having to make another month of mortgage and utility payments before they move, saving them hundreds of dollars.
· Since 2007, when most experts agree the market began to decline, the average selling price in Dutchland Woods was $158,744, but my average selling price in Dutchland Woods was $164,564. My sales out-performed the market by nearly $6,000!
· Last year, I represented the buyer, seller or both in a whopping 40% of all sales in Dutchland Woods.
· In 2009, the average sale price in Dutchland Woods was $147,420, but MY average sale price was $164,167!
The numbers speak for themselves.

I recently read this in The Wall Street Journal. These are great tips!
Need to justify to yourself why now is the perfect time to buy? Here are six reasons why now is the time to jump into the market.

1. Uncle Sam is willing to help. First-time buyers (defined as anyone who hasn't owned a home in the last three years) are entitled to a maximum $8,000 tax credit; interest rates are at record lows; and the Federal Reserve is doing its best to make mortgage loans available.
2. People have to live somewhere. About 800,000 new households are formed each year in this country, ensuring that the housing market will tighten, even if the economy doesn't soar.
3. Borrowers leverage their investment. If you put $10,000 into the stock market and it earns 10 percent, you've earned $1,000. If you put $10,000 down on a home and its value increases 10 percent, you've made $10,000.
4.When prices come back up, you'll have instant equity. In parts of the country where foreclosures have driven down prices, better times will mean the price of the home you buy will rise rapidly.
5. Mortgage costs stay the same. If you get a fixed-rate mortgage, the monthly payment stays the same--while everything else, including rent, goes upward.
6. You own it. There is something comforting in the notion that your home is your own. You can paint it any color .
