Here at Stage A Star, we work with lots of Cincinnati Investors. We stage at all price points for our Investor clients and those properties have been selling fast! I love seeing the transformation of these investment homes and being a part of their success.

I wanted to share with you a particular home of one of our very talented Investors. This was a higher end investment at $299K for the Cincinnati real estate market. We stage investment properties anywhere from $60K and up so this one was DEF. a price point that needed to sell quickly. It was also a tougher price range in the Loveland, Ohio area (suburb of Cincy) because there are so much competition!

The 2 major drawbacks to this house was the steep driveway that buyers aren't crazy about around here and the backyard was really small. Our goal was to have potential buyer's fall in love with the home as soon as they walked through the doors. Well, I'm happy to report that we acheived that goal! This beautiful home received 2 offers and had an accepted contract within 10 days of listing it.

Here are the Stats:

Listed: April 29th, 2011

Offer: The first offer came 1 day after listing it. It was too low so moving on with it...

Feedback: Home had 8-10 showings with negative feedback about the driveway and yard (no surprise!)Interior feedback was excellent. (yeh!)

Offer: The 2nd Offer came after 10 Days on the market.

SOLD: 98.5% of the list price and offically closed June 24th, 2011

That a Staging Consultation with a Professional Stager is worth its weight in gold when selling your home? Wallpaper removal, painting and de-cluttering were at the top of the "action plan" along with some minor repairs and curb appeal suggestions. By the time I left, the homeowners knew exactly what to do in each room. This takes so much "stress" off the homeowner knowing that they received professional advice and a plan that will help get their home sold faster and for the most money possible.


Staging Success:
I am happy to report that these happy homeowners received their offer in record time....just 22 hours after the house was listed (and for 99% of list price)!! They worked hard to get all of the recommendations completed and boy did it pay off! The house closed just a few short weeks ago and they are enjoying their new home.

Friday I stopped into a new coffee shop while traveling down Branch Hill Guinea Pike in Miami Township Ohio. There is a new strip center there behind the new car wash and I had heard about it from my mom. This is near the corner of Branch Hill Guinea and Loveland-Miamiville Road, just east of the Wards Corner Exit.

I walked right in and ordered a Carmel Latte and a Scone. The scone was great and the lattees was one of the better drinks I had experienced in some time.
