Mother Nature wasn't cooperative June 10th for the previous planned performance of the Cincinnati Pops Orchestra, so they're back for Round 2! They've rescheduled for July 30th, 7 - 9 p.m. at Cottell Park (5847 Irwin Simpson Rd).
The event is FREE, with parking available on site and the Northern Cincinnati Youth Orchestras are the warm up act with a 6 to 6:30 p.m. performance. Bring your own chairs and blankets.
The Cincinnati Pops Orchestra is world famous and currently led by conductor John Morris Russell.
What's NOT to like about a FREE performance AND a short drive to see them? No hassles with navigating downtown Cincinnati when they're coming right to your doorstep!

Another Liz Spear Team of RE/MAX Elite Closing: 7907 Winding Creek of Simpson Creek Farm in Deerfield Township, OhioOnce again we had to tell someone to leave their home! Pack up the four kids and the dog, here's the date you've got to be out or there will be trouble!! And we expect you at this office location at 3 p.m. Friday to sign away your rights to that home! We know you've got a lot of memories in that home, but it's time for you to go!! You know the rules!!
And they did show up at 3 p.m. yesterday! Willingly signed all the paperwork, handed over the keys, the garage door opener, even a list of nice things to know about the house for the new buyers!!
Yes, this wasn't a bad day at all!! Our sellers were one step closer to living in their dream home to be built by Drees Homes. It's going to be snug squeezing their family into an apartment for about five months while that home is being built, but they took the prudent path. In this market, SELL first, then buy. There are too many horror stories of people stuck with two payments or having to default on a home because their home didn't sell fast enough!
In this case, we had PERFECT clients to work with! The situation for 7907 Winding Creek was everything an agent can hope for! They called us in well before time to go on the market and we consulted on how to best prepare the home for the market. They replaced the carpet, freshened the paint, put away the extra items and have the home truly ready to go from the time the sign was in the yard.
21 days, 24 showings and FOUR offers later we had the one that would work! Pricing analysis had shown that the development was heading up with the right conditions....and we had that! Four bedroom home, finished basement, cul de sac street, backing to green space, prime condition....the recipe for success AND the confidence to know we could make it stick later when initial offers were too low. So when the offer for $240,000 came in, we were in business!
Negotiations were smooth, inspections had no major issues that couldn't be easily corrected, and closing was actually pretty quick on the calendar! The neighbors are anxiously awaiting the arrival of the buyers and we're sure they'll be loving their Simpson Creek Farm home!
So if you need help selling your Simpson Creek Farm home (or anywhere else in our service area), please give us a call! No hassle, no pressure consultations!

Hot Neighborhoods: Simpson Creek Farm in Deerfield TownshipYou've seen all the articles about gloom and doom and woe is me for the real estate market, but real estate is local....VERY LOCAL!
Some neighborhoods are slow. Country homes with acreage move even slower. But some places have the right recipe and demand is there. Simpson Creek Farm in Deerfield Township is one of those neighborhoods!
Actually Simpson Creek Farm is split by Socialville Foster Rd into two sections: the south section of the development does not have amenities, the north section has a pool and play area.
Simpson Creek Farm has a fantastic location with easy access (off Socialville Foster between Snider and Mason-Montgomery Rds). Just minutes from Deerfield Towne Center (shopping and LOTS of restaurants!), top rated Mason schools WITHOUT Mason city income tax, spacious homes, affordable prices (median of $211,000), what's NOT to like?
Sales have been brisk in both sections for the last year, and prices are definitely trending UP! In the last year, 11 homes have Sold, 4 are Under Contract, and 3 are Active. Days on Market are typically less than 60 days, approximately half the Warren County average. We sold the home at 8249 Lee Ct for $256,750 in 42 days after 50+ showings and FIVE offers! (The highest recent price in the development). We have 7907 Winding Creek under contract to close this Friday after only 21 days, 24 showings and FOUR offers! We can't disclose the price yet, but let's just say our sellers are happy!
Demand exceeds supply for Simpson Creek Farm! Combine proper pricing, presentation and marketing, and you're almost guaranteed to have buyers asking for showings with 24 hours of going on the market! You'll have some happy sunsets before you know it!
The Liz Spear Team of RE/MAX Elite is Two for Two in opportunties for Simpson Creek Farm and always ready to help more Simpson Creek Farm sellers! So if you're looking for a REALTOR® Team with a track record of success in YOUR neighborhood, please give us a call! No hassle, no pressure!
