Commentary - Both sales and average sales price were down in 2010 compared to 2009. With a population of 3149 ( Source: U.S. Census Bureau, 2005-2009 American Community Survey ) there are typically not a lot of home transfers in Mayfield Village on a yearly basis anyways, but 2010 was a down year.
Homes in Mayfield Village are characterized as being more of a mix between the city and country than neighboring Mayfield Heights, with many homes sitting on spacious wooded lots. Because of this, homes here are typically more expensive then Mayfield Heights. Although there were quite a few sales in 2010 under $200,000, many were distressed or needed work.
Mayfield Village is still viewed as a desirable area as it is part of the excellent rated Mayfield School District, and also within close proximity to the highway. This allows easy access to downtown, or nearby Lake County.
Moving forward, we anticipate that the market has stabilized, and predict sales to be in line with last year.
