Commentary - As you can see from the numbers, there are typically not a lot of sales in the exclusive community of Moreland Hills Oh. We typically see between 30-40 home sales per year and anticipate things picking up a bit during the rest of the year.
A recent article showed sales of luxury cars here in Northeast Ohio up 50% during the first quarter of the year, so we are hopeful that sales of luxury homes will follow suit. The rough winter weather we experienced over the last few months certainly didn't help the local real estate market, and many local communities saw a decrease in sales during he first quarter.
Moreland Hills is a fairly affluent area of luxury homes, many that sit on 2+ wooded acres. Moreland Hills is in close proximity to the airport and downtown Cleveland, making it a popular destination for people relocating to Cleveland.

Here is our official 2010 year in review for Moreland Hills Oh real estate, complete with a comparison to 2009. We will provide commentary after giving statistics on the Moreland Hills housing market.

Commentary - As you can see from the numbers above, sales and average sales price for homes in Moreland Hills were both up in 2010. In addition, there were more luxury home sales in Moreland Hills last year ( 9 ) than the previous year ( 3 ). Luxury home sales are defined as those being over $500,000.
Overall, we feel that the market in Moreland Hills has already bottomed out, and that we will see stabilization in the future. We believe it's too soon to think about seeing any appreciation, and that the market may end up being flat for a while. The communities within the Orange School District ( Moreland Hills, Pepper Pike, and Orange ) all seem to be doing a little better statistically than some of the surrounding areas.

Moreland Hills OH Real Estate - Home Value Report 3rd Quarter 2010
Before we discuss home values and trends in Moreland Hills, OH, we will first provide a list of all the homes that sold here during the 3rd quarter of 2010. We will then provide a comparison to the third quarter last year and also give year to date comparisons between 2010 and 2009 as well.

SUMMARY
To begin, Moreland Hills OH is a very exclusive community with a limited number of home sales. With such a small amount of data, statistics can sometimes be misleading or inconclusive.
So far this year, we have seen 21 home sales at an average sales price of $399,662. There are currently 6 homes under contract, all will most likely transfer before the end of the year. Last year through the first 3 quarters, we had 26 home sales averaging $350,391. We could conclude that although sales are down, Moreland Hills home values are up compared to last year.
As previously mentioned, with a limited number of sales, it can sometimes be difficult to really get a fair grasp on where home values are heading in Moreland Hills. One good sign is that Moreland Hills luxury home sales, those over $500,000, are up so far this year. So far, there have been 5 sales over $500,000 with the highest being $1,250,000. There are 3 currently under contract. Last year at this time, we only had 3 sales over $500,000.
So, the fact that the luxury home market is experiencing signs of life is good news. We are seeing this trend in other nearby suburbs as well, and conclude that more luxury home activity is due to high-end buyers feeling more comfortable about the economy, and sellers being more realistic on the value of their homes.
Overall, Moreland Hills is viewed as one of the area's most prestigious suburbs with average home values consistently among the highest in the area. Moreland Hills shares an excellent rated school system ( Orange Schools, rated excellent by the state of Ohio ) with neighboring communities of Pepper Pike and Orange, and offers distinctive homes on private wooded lots.

SUMMARY
The first quarter of 2010 has been better in almost every one of Cleveland's east side suburbs compared to 2009. As the numbers indicate, Moreland Hills OH real estate has gotten off to a better start so far this year as well. Adding to the positive news, there are currently 6 homes under contract, with 2 listed over $750,000.
Moreland Hills sees very little real estate sales in a given year, so the numbers can at times be a little skewed. However, the luxury home market, which was almost non-existent in 2009, has picked up somewhat so far this year. Perhaps the improving economy has given consumers more confidence to make purchases of big ticket items such as real estate.
Moving ahead, we anticipate this year being better statistically than 2009. Only time will tell, but many experts believe that the we have already seen the bottom of the real estate market and better times lie ahead. Although we don't suggest significant appreciation, the fact that the market may have stabilized is in and of itself a good sign as buyers and sellers will have more comfort moving forward with their real estate goals.
