Let's continue our review of Solon Real Estate market, which we started from analyzing sales in Chagrin Highlands of Solon.

Solon is a wonderful destination for families with kids, young professionals and for everyone who value a convenience and good accessibility of this well developed city. Excellent school system, shopping, restaurants, South Chagrin Reservation Metro Park, movie theater, health facilities, extraordinary Recreation Center - what else should I mention to confirm that Solon well deserved its high ranking among Cleveland suburbs and among the best American places to live?

Thornbury is one of the most desirable developments located on the Eastern border of Solon.

It was built in 2000s and it's comprised of 250 single family and cluster homes. Economically, Thornbury is one of the healthiest developments in whole Greater Cleveland. Back in 2009 I wrote in this blog about Foreclosure and Short Sales opportunities in Thornbury. Where are those days?

Two years after we experience a strong, healthy market in Thornbury of Solon. Only one of sales in 2011 was bank owned.

We currently have 4 active listings, in Thornbury, one under the contract, and it was 12 houses sold in 2011. Sounds like a lack of inventory!

Thornbury of Solon 

Thornbury is one of Cleveland's most desirable luxury home neighborhoods and is located in the premiere upscale suburb of Solon, OH. It offers newer homes, all built within the last 10 years, beautiful lots, and a great neighborhood feel, making it popular for move-up buyers as well as those relocating to the area.

The following will describe the Thornbury development, including an extensive video of Thornbury at the bottom of the article.

 

LOCATION OF THORNBURY

Thornbury is conveniently located on the east side of Cleveland. For those relocating to Cleveland, it is very popular because it is reasonably close to both the airport and downtown, approximately a 25 minute drive to both. The fact that it is located in Solon, home of one of Ohio's top rated school systems, makes it even better in the minds of home buyers. Solon is consistently featured in local and national publications and was recently ranked in Money Magazine as one of the best top places to live.

There are two entrances to Thornbury, one off Aurora Rd. ( Rt. 43 ) and another one off Bainbridge Rd. The following map shows where Thornbury is located:

Homes in Thornbury are known for beautiful architecture and lush landscaping. If you are considering buying a high-end luxury home in Cleveland, Thornbury should definitely be considered. Homes here are picturesque on the outside, and elegant, yet warm and inviting on the inside. They are designed for today's buyer who wants it all, and prefers a newer home.

Overall, there are approximately 250 home sites located within the Thornbury subdivision. One drive through the neighborhood will give you a good idea why so many people love it here. Unlike many newer developments, where houses are built close together, the lots in Thornbury are at least .5 acres and provide home owners with some decent privacy. The landscaping throughout the area is lush and extensive, adding to the overall beauty of this special neighborhood. In addition, there were many different builders who built in Thornbury, so the homes all have a unique look and feel. Also, most homes here have extensive exterior lighting systems, making the area especially attractive at night.

Once past the attractive exteriors, the interiors of homes in Thornbury contain open floor plans, designed for easy and comfortable living. You will be impressed with the dramatic entrances, large room sizes, and interior finishes. Most homes here have generous upgrades such as granite countertops, and high-end flooring. If you like to cook, you will love the kitchens as most come complete with top-of-the line appliances. Many kitchens open to a great room and outdoor patio or 3 season room, making for grand scale entertaining. Homes in Thornbury are two stories in structure, but about half allow for one floor living, complete with master bedroom suites on the main level. Most homes here also contain home offices, and finished basements. Many basements contain a full bathroom and extra bedroom, making them a perfect place for a nanny or in-law suite. Some even have exercise and home theater rooms.

One feature that makes Thornbury a little different than other Solon luxury home neighborhoods is the yards. Many homes contain not only spacious backyards, but also extensive patio and grilling areas as well. The thought and money put into the backyard areas of many homes in Thornbury is quite impressive and creates a great play area for both children and adults.

 

WHY PEOPLE LOVE LIVING IN THORNBURY

Thornbury has its very own playground and private walking path. Being part of Thornbury is more than just living in a nice home, it offers a sense of community as well. Our clients who have bought here not only love their homes but also the lifestyle that is offered to them. Complete with it's own walking path and playground, Thornbury is viewed by many as a close-knit neighborhood. People are always out biking, jogging, and walking their dogs, and the neighborhood children are always seen playing with each other.

Since Thornbury is a relatively new development, many of the residents have only lived here for a short period of time. It is a somewhat transient neighborhood. Therefore, it is conducive for easily meeting others within the development. This is ideal for those relocating to Cleveland, or moving here from other area suburbs.

There is also a small street at the entrance of Thornbury, set away from the rest of the development, that consists of one story cluster homes. These are ideal for empty-nester's or those who prefer a lower maintenance living. There is a monthly fee for those who live in the cluster homes and it covers landscaping and snowplow. Solon Ohio Real Estate: Bank Owned Homes In Thornbury of Solon Ohio

Buying a bank owned home seems to be a popular trend nationwide, even here in the Cleveland area. Home buyers are attracted to the idea of getting a good deal and believe a bank owned home is the best way to accomplish that.

You can read all about the pros and cons of buying a bank owned home by clicking here, as it won't be discussed in this particular article. However, we would like to discuss bank owned homes specifically in the Solon development of Thornbury as we are constantly fielding questions about it.

Over the last few years, there were a lot of homes foreclosed upon in Solon Ohio, and especially in the upscale development of Thornbury. As an overview, there were a lot of people throughout the country, not just here in the local area, that were living beyond their means in the early part of this decade, and bought homes they could barely afford. When times got tough, people got into trouble, even those living in luxury developments like Thornbury.

Now specifically, there were some individuals involved in a mortgage scandal that affected homes on Flanders Drive in Thornbury of Solon. It has taken some time for these homes to go through the foreclosure process but over the last year, these homes have been coming on the market, and have been selling quickly, many with multiple offers.

As is evidenced by the relationship between sale price and listing price and average market time, there is good demand for a home in Thornbury, especially one that is bank owned. The reason many of these homes sold for above asking price was due to multiple buyers making offers.

SUMMARY

Thornbury of Solon is a very desirable upscale development consisting of luxury homes. During the real estate boom earlier in the decade, it was difficult to buy a home in Thornbury for under $600,000. Over the last year, with the large number of bank owned properties on the market there, opportunity presented itself for a handful of buyers to get in for considerably less money, although some of these homes needed work. Currently, there is only 1 bank owned home for sale in Thornbury.

Solon remains a highly sought after community. Solon has been ranked the #1 suburb to live by Cleveland Magazine for the last 2 years, has one of the state's best ranked school systems, and is a popular location for people relocating.

Solon is one of the most popular communities in Greater Cleveland. Award winning Schools system, convenient location, shopping, entertainment, parks, South Chagrin Reservation, Solon Recreation Center, golf clubs, friendly business environment - all these features make Solon attractive and desirable designation for hundreds of homebuyers every year.

As I mentioned in my post about the Twinsburg Real Estate marketSolon's statistics looks great in terms of units sold. Buyers of homes in Solon purchased 262 units in 2008 in comparison with 245 in 2007. However, average sold price was $326,776 in 2008 while it was $368,829 in 2007. Impressive almost 13 % loss. Although pice reduction does not encourage the sellers, buyers have a great chance to entertain unbelievable deals on very solid and soud houses in Solon.

Solon is one of few places where you can get  a real deal on foreclosure or short sale. Solon does not suffer from usual for Greater Cleveland area so called OVV - Open, Vacant, Vandalized foreclosed or pre-foreclosed properties.

Thornbury is located toward the easternmost part of Solon. There are 2 entrances to Thornbury, one off Bainbridge Rd and one entrance off Aurora Road. Although it is nestled inside a fairly large development, there is a small neighborhood feel to Thornbury as there is always someone riding a bike, jogging, walking their dog, or just out being friendly. Thornbury is one of the most desirable developments in all of Solon.

All homes in Thornbury of Solon have been built within the last 10 years with some new construction and lots still available. The housing within Thornbury consists mainly of single-family residences but there is a large area of condo/cluster homes as well. Homes in Thornbury range in value from $500,000-$800,000.

One drive through the development will leave no doubt as to why Thornbury is viewed by many as one of the most exclusive luxury developments in Solon. The lush well-manicured lawns, attractive exteriors, and large lots make Thornbury a popular place to live.

Homes here were built with the finest of materials by custom home builders with reputations for excellence such as: Casa Construction, Kimball Hill Homes, Manorbrook Homes, Palmeri Builders, R.A. Young Builders, and Simcon Homes. The fact that so many different builders built in Thornbury make it somewhat unique as no home is alike.
