True hunger isn't something most of us have to deal with, if anything we've got an overabundance of the good stuff this time of year. The sugar cookies, pies, cakes, buckeyes, lemon bars and so much more are everywhere!

But too many of our neighbors don't have enough of the basics to reliably feed their families. A cutback in work hours or job loss, some unexpected repair bills, gas going up, any number of things can push them over the razor's edge of having just enough to make ends meet and coming up short. And it's not always apparent on the surface, the person with troubles might be driving a BMW or a 1983 Chevy.

So how is one of our local businesses helping address the issue? Dorothy Lane Market in Springboro (Rt. 741 a mile or two north of the SR73 intersection) is offering Good Neighbor Bags for $15.

Now what's a Good Neighbor Bag? It's a grocery bag pre-filled with many of the mostly commonly requested items by area food banks. Tuna fish, mac and cheese, soups and the like. Items that stretch the food dollar.

So how can you help? When you're shopping at Dorothy Lane Market for those Killer Brownies, ask the cashier to add a Good Neighbor Bag to your total. Take the bag and add it to the donation bins located at the front of the store. Easy peasy!

You'll feel good about helping & spreading some Christmas spirit, and some area folks are going to get some much needed food!

Macy's....you're just too slow!  Why wait to Thanksgiving weekend to get your first taste of Christmas?  Springboro Ohio is firing the opening salvo in the Christmas festivities with a three day festival November 18-20 on SEVEN blocks of Main Street in historic downtown Springboro.

Now in it's 25th year, this Yuletide celebration is expected to pull around 70,000 people to this huge Christmas block party!

Hours:

Friday 6 - 10 p.m. (Opening Ceremony at 6:45 and tree lighting at 7 p.m.)

Saturday 10 a.m. - 9 p.m. (Parade at 11:55 a.m.)

Sunday 12 p.m. - 5 p.m.

Entertainment:

Each day the kids of the area will be adding to the festivities, with local school choirs, dancers and musicians doing their thing for your enjoyment!  And there's a dedicated Children's Tent, with entertainment oriented just to the kids:  jugglers, ventriloquists, musicians and puppet shows!

Vendors:

Of  course there will be vendors!  Gift items, food and more!  And did we mention HEATED tents?  The weather has been getting cooler, and that crisp evening air just may encourage you to head inside for a warm up!

Where?

South Main Street from Central to Mill.  The street WILL be closed.  Horse drawn wagons available to transport you from one end of the festival to the other!

Free at the following locations:

Jonathan Wright Elementary School (behind Speedway and River Valley Credit Union on SR73)

Minds in Motion School (north of the festival on SR741)

City Parking lots east of the festival along East Street

Clear Creek Elementary and Clear Creek Intermediate Schools south of the festival

If you're interested in buying or selling a Springboro patio homes, information is your friend! What's on the market? What's been selling? Is there new construction?

We spend a lot of time keeping up with the Warren County patio home market, so we're going to provide you with a brief update on the latest status of the three Springboro patio home communities: Colonies at North Hills, The Cove at Settlers Walk, and Heatherwoode.

While 2011 activity hasn't been tremendous, there has been movement in the market and it's good to see some new construction again. New construction builds are typically a good sign that the market is heading back in the right direction. And with Springboro's #42 Rank in Money Magazine's Top 100 Best Places to Live list, superb public schools and the easy commute to Dayton and Cincinnati, what's not to like about the area?

So what specifically has been happening for each community? (click links where available for more information on each community and a map)

Colonies at North Hills:

Activity has been low. Although there are plenty of lots available for new construction, there are no MLS listings for new construction and the builder isn't actively pushing the community. There was one resale this year (20 Wesley, 3 BR 2 BA, closing for $204,000 in July). There are currently NO homes listed for sale in this community.

Heatherwoode:

More activity here with homes in this golf course community providing the bulk of Springboro patio home activity. The following have sold:

25 Glencoe Ct $195,000 (3 BR 2 BA) 8/9/11

24 Dunnington Ct $215,000 (3 BR 2 BA) 8/5/11

10 Glencoe Ct $244,900 (4 BR 3 BA and LL) 8/31/11

35 Dunnington Ct $269,000 (4 BR 3 BA and LL AND new construction) 3/18/11

Obviously August was a big month for patio home sales in Heatherwoode, but there's still a couple of opportunities with two more homes available for sale on Glencoe Ct for $249,500 and $250,000.

Springboro Patio homesThe Cove at Settlers Walk:

Minimal activity here, but new construction has restarted and there are quite a few lots and available builders if a premium new construction patio home interests you.

So far in 2011, just one patio home has sold:

55 Anchor Lane $290,000 (2 BR, 2 BA, new construction) 7/29/11.

There is another new construction under build and nearing completion on Anchor Lane and offered at $304,900.

If you're looking for a Springboro patio home with ready access to Cincinnati or Dayton, and very quick access to downtown Springboro, The Cove may be just the place for you!

Springboro has a lot going for it!  Springboro was ranked #42 in the country by Money Magazine this year for best small cities/towns to live in.  And with The Cove just around the corner from Dorothy Lane Market, you're just minutes from Killer Brownies, a great wine selection, plenty of excellent prepared foods and friendly staff, DLM is superb.  And bonus for you, just on the back side of DLM is China Cottage, easily our favorite Chinese restaurant in the area!

Springboro Patio Homes The Cove in Settlers WalkThe Cove patio homes are on two streets circling a pond just inside one of the Settlers Walk community entrances.  The Cove patio home community is east of SR741 and a short distance northeast of the SR741/SR73 intersection.   You've also got a short drive to the Austin Pike I-75 interchange.  As part of the Settlers Walk community, you have access to the community pool & tennis courts, and just outside the community is a YMCA for further recreational choices.

And since The Cove patio homes are part of an Open Builder development,Springboro patio home new construction there's a variety of builders, styles and floorplans for your choice!  Resales are still infrequent since so many lots remain to be developed.  After a several year lull, new construction is FINALLY getting started again.  These are all high quality patio homes with all the flourishes you're looking for! 

On the map at the bottom, look for the yellow push pin on the north side of Springboro that designates The Cove.

The patio homes in this community typically sell close to $300,000, but with new construction you can obviously go even further up market if you choose.  With the HOA fees taking care of lawn care (mowing, raking and snow), you're free to enjoy the low maintenance lifestyle

If you're looking for a Springboro patio home with ready access to Cincinnati or Dayton, and very quick access to downtown Springboro or Dorothy Lane Market, Heatherwoode may be just the place for you! 

Heatherwoode patio homes are on two cul de sac streets just inside the Heatherwoode community entrance.  The community is east of SR741 and a short distance south of the SR73 intersection.   As part of the Heatherwoode community, you have access to the community pool & tennis courts, and Heatherwoode Golf Course winds through the community. 

Heatherwoode in Springboro OhioHeatherwoode patio homes are atypical of most patio home communities and offer a wide diversity of styles and constructions.  Stucco to brick, contemporary or traditional, you'll be able to find a match. 

Within a short drive you'll find plenty of retail and dining opportunities, and you're a short distance to downtown Dayton.  Cincinnati is a further commute, but not so far that many don't use Springboro as their homebase.  The convenience of Springboro is particularly useful for couples whose jobs may be split between the two metro areas.
