The Grotto has a nice restaurant and popular bar. The bar feautures different bands and I was there to see Blue Eyed Souls, a band that sings Motown, Funk, Rock and Country. They were great and enjoyed listening to them. There is also a dance floor and as you can see by the picture everyone got up to dance and enjoy themselves. Here is a picture of the band. I took these pictures with my iphone, no flash but not too bad for a phone camera.

One misconception that many sellers have is that they think buyers will come in with an offer, even though their home is listed too high. First some buyers won't even look at your home because it is now out of their price range. They won't write an offer because you are 10% or more higher than the price they would write an offer on and the buyers don't want to insult you. Even I tell them to write an offer not more than 10% off the purchase price. In almost every case where my buyers came in at 10% under the asking price the seller has been really upset and feels that we are not serious. Also, buyers are busy comparing all the homes for sale via computer, Zillow, Trulia, Howard Hanna's home price finder and they are knowledgeable about the homes for sale in their price range. They can easily see that the seller's home is much higher and price than the other homes they are considering. When this happens they cross that home off their list.
Sellers, price your home to sell. That way you will sell at a better price and in a sooner rather than later.

I've never been to the Tallmadge Circle on 9-11. It has been the tradition each year to light 2,974 candles in honor of the slain civilians, firefighters, policemen and government workers killed on that terrible day. It's amazing that all the candles fit on the paths in the circle, just as if it was always meant to be.
The white candles are for the civilians who died.
The red candles are for the firefighters.
The blue candles are for the police.
And the green are for those who died at the Pentagon.
Inside the Tallmadge Congregational Church, a video memorial was playing, commemorating the events and timeline of the tragedy.
Truly a beautiful and touching memorial to the lives sacrificed on that awful day.

Real Estate Review of Tallmadge
Despite the national trends in the housing marketing, the community of Tallmadge is continuing to show a stable market.
Property values in Tallmadge increased in 2007, after a decrease in 2006. The average sales price had been showing steady increases in the early 00's. In 2003, the average sales price took a slight dip and regained its momentum in 2004. It declined in 2005 and 2006 and has started to rebound in 2007. The average sale price for 2000 was $137,763, increasing to 143,713 in 2001 and $158,434 in 2002. A decrease to $154,463 was noted in 2003.
The market then rebounded in 2004 with an average sales price of $168,576. The market then decreased to $167,077 in 2005, and $164,710 in 2006. In 2007, the market rebounded to $166,185 although it has not reached its high that had previously noted in 2004. The quarterly data shows that average sales prices in Hudson tend to spike during the third quarter of each year with a significant dip in the fourth quarter.
The total number of home sales decreased in 2007 after an increase in 2006. There were 133 sales closed in 2007, as compared to 167 sales closed in 2006, 159 in 2005, 140 in 2004 and 155 in 2003. The average period of time it took to close escrow increased to 124 days, from 117 days in 2006. 
These figures are not precise, as not all sales are reported to the Multiple Listing Service.
