Since a young age, as most boys, I have had an infatuation with cars. I don't know what it is, but when a man sees a beautiful car, his eyes light up like a boy at a toy store. Anyway, Ponca City is currently in its 10th year of holding the DRAGGIN' GRAND event. It began as a reason for anyone who had an old car, regardless of condition, to get it out of the garage and parade it down Grand Avenue. As years went by the event grew so large that Grand Avenue was a bumper to bumper parking lot of beautiful show cars and not quite finished Jalopy's. In recent years, organizers have had to limit the number of vehicles in order to maintain the spirit of the event, as well as the quality. This year, vehicles can be 1976 vintage or older, with valid insurance and registration of show quality. This year, the 10th Annual Draggin Grand will be held Friday, June 6th from 6:00pm to 10:00pm. Bring your lawn chairs and picinic dinner and sit on the mainstreet sidewalks to reminisce a by gone era.
I believe this event has received such fanfare, that other satellite events also occur the same weekend.

2. Cherokee Strip Corvette Show. 9-4 Sat, June 7th at Lake Ponca
3. Ponca City Herb Festival, 8-4 Sat, June 7th at LA Cann Gardens.
Not to mention the monthly Ponca City Fly-In Breakfast at the Airport.

Hello Everyone! Welcome to my April 2008 Ponca City Real Estate Market Report.
The information below is collected from the North Central Board of REALTORS MLS>
Market data for April made a BIG CHANGE for Ponca City. The number of Active lisitings rose from 60 in March to 94 in April. The average list price is $122,585 with an average Days on Market of 98 days. This increase in listings is normal for mid-Spring and with a shortage in previous months should improve sales for May.
Closings slowed slightly in April to 22 sales. The average sale price was $114,000 with an average Days On Market of 116. Total sales lowered this month to 2.5 million.
The overall analysis is that the Ponca City market is opposite of the National trend and one should avoid associating the national media articles with Ponca City. In the previous months Ponca City has had a shortage of Active listings on the market, contrary to the National Media reporting a surplus in larger markets.
We are beginning to over come that listing shortage with the coming of mid-spring, but the absorption rate is still at a low rate of 4.27. This means at the present rate the current inventory will be depleted in 4.27 months. This rate still suggests a sellers market.
I will go out on a limb and predict that listings will increase in the month of may which will result in increased sales and a lower Days on Market in June Statistics, as present buyers are just waiting for that perfect home to pop up on the market.

Hello everybody! This is Steve Hermann's March Market Report for the Ponca City Area, including the Ponca City limits and east of Ponca City, as well as Osage County with Ponca City Addresses. The statistics are collected from the North Central Board of REALTORS MLS.
Properties must have been moving in February and March! There were only 60 Active listings in the immediate Ponca City Area for March. The Average List Price was $130,000 with an average days on market of 135 days. The Lowest list price was $28,000 and the Highest List Price was $575,000.
On the MLS, 30 properties closed in the month of March. The Average sale price was $108,000 with an average Days On Market of 104. The lowest sale price was $19,000 with 0 days on market and the Highest sale price was $342,500 with 264 days on market. The total volume sold was 3.26 million.
The absorption rate of 3.46 proves their is a present shortage of active listings. At this rate the present inventory will sell in 3.5 months. This rate also suggests a sellers market.

These statistics were taken from the North Central Board of REALTORS MLS for the month of February.
At the end of the month there were 87 Active listings with Ponca City addresses. The average List price was $122,935 and the average Days on Market was 99.
There were 23 homes SOLD in February. The average price was $138,995 and the average days on market was 97.
The general analysis is home sales increased almost two-fold from January. The absorbtion rate is 3.8. Which means that at the rate homes sold in February we would eliminate the inventory in 3.8 months. This is a low rate and indicates a sellers market. The supply of homes does not meet the demand of buyers. This also causes prices to increase.
