Festivals, we have them. There’s Dogwood days (in Spring in Idabel), Owachita (Festival of the Forest) at Beavers Bend (Summer at Broken Bow Lake), Blue Grass Festival (late Summer at Hugo), annual Watermelon Festival (Summer at Valliant), Fall Fest (Idabel, October), Lumberjack Festival (late summer in Wright City), Beaver’s Bend Folk Festival and Craft Show (Summer Broken Bow lake). This means that there is always something fun being planned in the area. Hugo hosts “Balloons Over Hugo” annually. This year it was in July. Then there’s always the Christmas parades, Independence Day celebrations on the 4th of July…there’s just always something in the works in our great area. Lake Raymond Gary does a beautiful job of decorating the park at Christmas time and of having fireworks on the water annually on the 4th of July.

Ride the Frisco train from Hugo or float Mountain Fork River from Broken Bow Lake.

Take a tour of historical homes and places on the national registry. Visit the Barnes/Steavenson home in Idabel and discover the rich history and heritage of our area or tour the old fort at Fort Towson in Choctaw County, if you enjoy Civil War History.

The Calves Are Bawling - It's Fall Weaning Time!

We live in the middle of a cow/calf farm operation. It has been one of the neatest things to be a part of. We got started with this about twenty-six years ago....my, how time flies!

Tuesday was a "work the cows" day, time to worm, vacinate, and wean. Our herd is bascially divided into the spring herd and the fall herd depending upon what time of the year the cow has her calf. Many cow - calf operators have their cows all having calves at the same time of the year, but we decided to have both a spring and a fall calving season because sometimes a cow will slip a little time, this allows her to be a part of the other calving season and not be the only cow out there with an a small calf, an "out of season" calf that has to be dealt with.

Since Tuesday was THE DAY. Calves and cows both bawled most of the night Tuesday night and Wednesday night. Things were pretty quiet at 5:30 this morning, so everyone will get happy again. Wednesday morning, Don and I walked down to the corrals to pick out the "keepers".... prospect bulls for future use and heifers that we like. I know that I'm partial because I think we have the prettiest calves in the whole world, beautiful "mostly brangus" babies.

Now comes the fun time, watching them grow and develop into full grown cattle to become part of the herd. City life "ain't" for me. I'm glad that there are folks that want to live in the city because if there weren't, they'd all be out here trying to live and it would get pretty crowded! But for this McCurtain County rural real estate broker, she likes living in the country!

I looked on my computer for a pic of the calves, but didn't have a recent one, will grab one today to add to this post, just for fun. Then you can see how pretty they are!

Oklahoma Uniform Contract for Purchase of Real Estate = third in a series

If you are considering selling or buying real estate in Oklahoma, you may encounter the Oklahoma uniform Contract for Purchase of Real Estate published by the Oklahoma Real Estate Commission.

If you've missed the first two posts on this, you may want to read.

First one - How do we go about placing a property "under contract"

Second one - covering the first three paragraphs of the Oklahoma Uniform Contract

Today we're going to look at paragraph 4 of that contract. Paragraph 4 contains a list of equipment, if existing on the Property, unless otherwise excluded, shall remain with the Property at no additional cost to Buyer:

Those things are:

• Attic and ceiling fan(s)
• Bathroom mirror(s)
• Other mirrors, if attached
• Central vacuum & attachments
• Floor coverings, if attached
• Key(s) to the property
• Built-in and under cabinet/counter appliance(s)
• Free standing slide-in/drop-in kitchen stove
• Built-in sound system(s)/speaker(s)
• Lighting & light fixtures
• Fire, smoke and security system(s), if owned
• Shelving, if attached
• Fireplace inserts, logs, grates, doors and screens
• Free standing heating unit(s)
• Humidifier(s), if attached
• Water conditioning systems, if owned
• Window treatments & coverings, interior & exterior
• Storm windows, screens & storm doors
• Garage door opener(s) & remote transmitting unit(s)
• Fences (includes sub-surface electric &
components)
• Mailboxes/Flag poles
• Outside cooking unit(s), if attached
• Propane tank(s) if owned
• TV antennas/satellite dish system(s) and control(s), if owned
• Sprinkler systems & control(s)
• Swimming Pool/Spa equipment/accessories• Attached recreational equipment
• Exterior landscaping and lighting
• Entry gate control(s)
• Water meter, sewer/trash membership, if owned
• All remote controls, if applicable
• Transferable Service Agreements and Product Warranties

At the end of the list, there are two very important areas. The first is where you can include things that are not on the above list and the second is where you can exclude things that are on the list.

If any of these things do exist on the property and you as a seller or as a buyer do not want them included in the sale, make sure that they are written on the exclusion line 4(B). If there is something that you want included in the sale and it's NOT on the list, make sure that your agent gets it on the inclusion line 4(A).

Introducing one of our local McCurtain County, Idabel professionals: Bob Terry with State Farm Insurance.

As a way of helping those that are relocating to our area, I have decided to introduce different professional and business people in our area that provide needed services.

This blog is to introduce you to Bob Terry. My husband and I got acquainted with Bob Terry when we opened a State Farm Health Saving Account. Bob is the local agent for State Farm. I didn't have a picture of Bob to use here, but you can visit his website here.

For those of you that don't know this, State Farm has banking services. In fact, I check with my local bank and several places, trying to find a local place to open the health savings account. State Farm was the only place that I found that we could do that locally.

As we visited with Bob and we asked him about other services that he can offer, we discovered that he is a Certified Financial Planning Practitioner under the Certified Financial Planning Board of Standards, Inc. He holds various professional designations and has almost 18 years experience in insurance and financial services.

The State Farm office does home mortgages and commercial lending too! Our office appreciates our clients having another good source for loans.
