Homes will sell in any season - even though it is not the peak time to sell it home, there are buyers out there. There are people who have to relocate due to job changes, or change in family status. The date you sell your home is not as important as selling price, and demand in your area.

Moving your kids during a school year is nothing to worry about. Parents fear it will be a disruption to switch a child from one school to another. However, William Bainbridge, president of the SchoolMatch Institute, said research shows those transferring to a new school in the middle of a term are showered with more attention by both teachers and classmates.

The holidays are just a couple months away. Afraid your seasonal decor will scare away a perspective buyer? You don't want to overdo it with a giant tree that overwhelms the living room or with gaudy outdoor lighting displays, but many buyers like tasteful holiday decorations as it gives the home a more warm feeling and look.

Start searching for that upgrade, and get your home on the market, before the spring and summer house over load.

Market Gaining Strength

Although you wouldn't be able to tell by the local or national media, the market is gaining strength. Take some time and look at Trulia. You will notice pending sales are up for our market. What this means as that buyers are starting to come out in droves and the lagging market has pinned up demand. Although we are not seeing increases in sales prices yet, we will. Once there is more demand from buyers than the current inventory allows prices will adjust. Let me ask you this if you don't believe me. Have you seen any new construction lately? Of course, you have - maybe not to the lengths of 06, 07, and 08 but you are still seeing homes built. What has happened is there has been a house cleaning of sorts in real estate. The old "only the strong survive". This is a better real estate market for both sellers and buyers. Why? Because you get the best people with the availability to serve you properly. All Realtors® are the same? Does that sound believable? I don't think so. No matter what industry you are in, there are always professionals that can make your experience better. What do you mean by better? Well, let's see, doesn't every seller want to sell for the highest price in the shortest amount of time with the least hassle? Of course, they do.

So wouldn't it make sense that the better your home is marketed the better results, depending on the price, will be achieved? You need an experienced Realtor who is on top of the latest marketing for your home. Ok, so that sounds easy but is it. Did you know that most people only interview one agent? Although this is easy, it is not the smartest thing to do with the largest asset most people own. Two things will help you keep from doing this with your home. One, you need to ask the Realtor for a list of "recent" references. Two, you need a list of all of the marketing avenues the Realtor® uses. It really is that simple. If you have a list you can compare with the other agents lists. Take your time, make the right decision, and PRICE YOUR HOME RIGHT. Pricing/Staging are the most important. Listen to your agent, if they are credible, they are your best insight to getting your home SOLD!

The Buy from the Builder Myth!

The Buy From the Builder myth goes something like this. Why not buy directly from the builder and cut out the realtor? That would make sense because we would then end up saving the realtors commission. Right? Wrong, buying from the builder does sometimes make sense. While the commission is an integral part of the price what makes you think the builder will come down anymore on his price because you don't use a realtor. Let me put it this way. Most builders have to watch their comparables for any neighborhood. They are not going to give you the special deal you hope for and carry that loss of profit through the next 10-15 houses they build. Would you do that? I don't think so. The reason the builder wants to do business without the realtor is because they are smart about the transaction. They, simply put, can take advantage of your ignorance on costs, comparable properties and so on. It simply doesn't make sense not to have your own professional. It would be like representing yourself in your own murder trial. Why put the money in the builders pocket when you can pay the same price or most of the time less, and have proper representation. I am sure this blog post will have some people that don't agree. However, you have to make your own decision and I would consider checking the motivation of the person you are dealing with. Wow, what a great time to buy. Spring is in season and the government along with various sellers have made it so easy to buy it's insane. O fcourse, you do need to have a little money down. What a shock? You are buying on average a $150,000 home and you need money down. FHA has made it very easy to buy with 3.5% down and the sellers are expecting you to ask for closing costs. The best time to invest is not always the easiest. Do you know that there will be a large transfer of wealth throught this recession? Why not position yourself to be that person. Why, because everybody is telling you how bad it is? What a crock. The best thing you can do right now is buy a home. Go against the grain. Think outside the box. That is what will put you in the best position financially. Yes, it may take a while and your home value may go down before it goes up.
