Facebook Identity Theft and the New Friends I Just Made in Cape Coral Florida

StarfishI got an email the other day from someone I didn't know who lived in Cape Coral Florida.  Apparently someone had lifted my Facebook picture and was using it as their profile picture on Facebook.  And they were posting on a political page in the Cape Coral area.  The page administrator had long suspected this person as being an imposter of some sort so they did a reverse image search on my picture and discovered me in Owasso Oklahoma.

After they contacted me to let me know what was going on, I sent the offender a note through Facebook demanding that they cease and desist from using my likeness and personal property.  I also went on the Facebook page and notified all the users of the person who was using my image.  I immediately got a response from several folks there about the situation.  We then began working together to notify the local media (because the person had said something about running for a city council position), the local law enforcement and the FBI.  I also reported the person to Facebook.  Needless to say, the profile disappeared later that day. 

While we don't expect that the local law enforcement will do anything due to this being an Internet thing and the profile already being gone, I was hoping Facebook would out the intruder.  I do not know if the profile was deleted by them or by the person since I have not heard from Facebook.  Bummer!

I learned a couple of things out of this experience...

1. It is easy for anyone to take your picture and/or pictures and to use them on the Internet in other places and for less than honorable purposes.  Now you already know that, right?  But stay with me.  My friends in Cape Coral used a reverse image checker called www.tineye.com.  I tried it out and it works great!  To use it, right click on the image, go to properties, copy the complete address and then paste it into the program.  Hit the go button and watch all the places where that picture is used pop up on your screen!  And from what I can tell, this program is free!

2. I now have some new friends in Cape Coral Florida.  What has brought them all together is politics, which is fine.  They aren't my friends because I agree with their political opinion, but rather because we met through a common situation.  When we visit Florida over New Years, we're gonna plan to visit Cape Coral to meet some of these nice people.  And guess what?  If they ever know of anyone moving to the Greater Tulsa OK area, I'm pretty sure I'll get a call, text or email!  I guess that is a weird way to sell houses, but the inverse it true too.  If I ever know of anyone moving to Cape Coral, I've got some friends I can send them to.  These folks know the local area and culture.  I don't know any Real Estate folks there yet, but knowing someone in an area is helpful when someone you know is moving to that area.  Perhaps the lesson here is that we need to get to know one another better!

3. Being "online" is a bit like what it must be to be a celebrity.  You have to protect your material, your pictures and your image just like famous people do.  This is why I Google myself from time to time.  And now I know to reverse image search my photos too.  Remember, for all the nice people in the world, there are some people out there who aren't so nice.  Monitoring yourself online is necessary for our own safety and protection.

So there you go.  What could have been a nightmare (had the imposter really taken my whole identity) turned out to be a pretty good experience.  I met some nice folks and got the situation resolved in way that helped both them and me.  Looking out for one another and following up or checking things out when something just doesn't seem to add up is a good thing.  I'm glad they followed their hunches.

Ownership is a Part of Leadership or Dealing With Housing Market Reality

Are you leading or following by Bob HaywoodOwnership is a part of leadership. We were having a discussion this morning in my Leadership Development group based on this idea from the book, The 21 Irrefutable Laws of Leadership. The idea is that, when you are a leader you have to take ownership of vision, policy and other crucial factors such as budget and marketing.

As I sat listening to the other business owners talk through the topic, a thought crossed my mind. As a Real Estate Professional, I have to own the reality of what the housing market is. I have no choice in the matter. I cannot control the market nor alter the market. It is what it is and I have to accept that reality. Now, that's no big deal to you right? You sell Real Estate for a living. You accept the market for what it is also.

But if I am to be a leader in my industry, it is my job to figure out how to push this down to the people who are my clients. And I'm not just talking about sellers here. I'm talking about buyers also. I don't know about you, but I encounter buyers these days who just think they can take sellers to the cleaners on pricing because it is such a buyer's market. And on the sell side, I am still encountering sellers who just will not face the reality that x number of equity is gone. They will never get what the $45,000 they want in profit for their house. Telling them they ought to be happy at $30K or whatever the number is, is like talking to wallpaper many times. I have to remind people that walking away with anything these days is a blessing!

I think, in an organization, it could be easy to cast vision and push it down to employees, depending on the culture and structure. I don't think this is quite so easy when you are in Real Estate. We can try to bring market reality to buyers and sellers by well defined scripts and hard numbers, but sometimes they still won't listen. We can shout from the rooftop about how great a time it is to buy, but it isn't making a difference. We can blog about it, run commercials about it and talk till we are blue in the face and it still isn't making a difference.

Unfortunately, sometimes the only way to convince someone is by letting their listing sit...and sit...and sit...and sit...under someone else's sign!

It's One of the Best Smart Phone Apps You Can Buy!

So we're all getting our smart phones now, right? You probably already have yours or at least, have yours picked out and will soon be making your purchase. Good! Smartphones are a great tool in the world of Real Estate.

Besides finding and buying a good Mortgage Calculator app, the next most used app I have on my HTC HD2 smartphone surprised me! It's my flashlight application. Basically, all it does is turn on the two LED lights that my camera uses when it needs a flash.

Is it handy? You'd better believe it! When I'm in a dark house or a dark room, all I have to do is whip out my smartphone, hit the flashlight app button and whamo...I've got lots and lots of instant light! No more flashlight to have to carry!

I cannot tell you how many of my clients are impressed that I've got light handy that fast. They love that I don't have to go back out to the car to get a flashlight, making them wait for the process.

To find out if your smartphone is capable of working like a flashlight, all you have to do is look on the back. Is there an LED light there? If so, you're good to go! If your phone is flashlight capable, go to your app store and do a search for the term flashlight. If an app is available, you should be able to find it fairly quickly. This app may or may not be free. Mine was about a buck. Money well spent, I think!

Remember, the long, dark days of winter will soon be upon us. Having a flashlight app is a great tool for showing when the power is off or the rooms are dark. And it is one less thing to have to fumble around with.

Now, if they could just make these things display data on the wall. I could turn the thing on, examine the Property Data form of the house the buyer suddenly remembers they want to see and we would be good to go!

How cool will that be when it happens someday!

There are No Cheat Codes When Selling Your House

Our Wii Fit by Bob HaywoodThis morning I woke up to find Diane doing her exercise routine with our Wii Fitness program.  She has set some personal goals and is doing well in her efforts to achieve them.  Usually when she exercises, the dogs and I sit and watch.  I drink my no sugar added coffee so that she'll know that I'm supporting her in her exercise quest.  I'm sure she appreciates this!

While she was working out today, I grabbed my laptop and did some surfing for information about the Wii fit program.  I wondered if the trainers were based on real people and if there were any hints I could find to help her.  That's because sometimes the Wii fit board doesn't seem to read her movements correctly.

What I found surprised me.  There are cheats for the Wii fit!  For example, you can sit on the couch while doing the Jacknife routine.  All you do is sit there and raise your feet up and down and, as the cheat suggests, "Listen to the praises of your Wii fit trainer!" 

I was surprised to find that someone would think up such a cheat.  I guess I shouldn't have been, but I was because sitting on the couch while fooling the program completely negates the whole purpose of even owning a Wii fit.  Most cheat codes you find are designed to unlock surprises or to help you advance further in video games, not sit on your lazy rear end in order to receive unduly earned positive feedback.

In the world of Real Estate, there are no cheat codes.  And there are no short cuts or cheat codes either when it comes to selling a house.  Especially in a down market.  What do I mean?

- When you're selling your house, there is no short cut to magically finding a buyer before the other sellers on your block do.  You cannot promise a prospective buyer things that are not true.  For example, you cannot tell someone that your roof is almost new when it is really 10 years old.  That is cheating and it is illegal.  Further, you cannot mislead in regards to the condition of the property.  Is there is a defect, you HAVE to disclose whatever the defect is and what you know about it.  Well that is, if you're working with someone who is a Real Estate Professioinal.  That's because we abide by game rules that make the playing field as level and as fair as possible for all involved.

- When you're selling your house, there are no cheat codes to get a buyer to pay the price you want as opposed to the price the market will bear.  For example, you cannot bribe someone to pay more than the house will appraise for...at least not when you sell your home honestly.  I suppose you could pursue this course of action on your own, but who would pay more than a house is worth?  Maybe this happens with big city real estate or ocean view mansions, but not your typical home for sale where I live.  And even if it does happen, cheating...or misleading someone to pay more is...what is that word?  Oh yeah...ILLEGAL.

- When you're selling your house, there is no cheat code to allow you to sit on your lazy rear end and fool your real estate person OR the market.  Selling houses today is hard work.  You have to bring your "A Game."  Everything from proper pricing to cleanliness is important now.  Sitting back and not engaging the process while expecting your Real Estate Pro to be out there doing all the hard work of marketing and finding a buyer is a sure recipe for disaster.

Seller's to do list by Bob HaywoodOne house I showed yesterday is a classic example.  The incense couldn't begin to cover the pot smell in the house.  The carpet was filthy.  The dishwasher was missing.  The washing machine was draining openly into the backyard and the septic tank had raw sewage seeping out in the backyard.  This had been a really nice house at one time, but not today.  Nothing had been done to justify the thing even being on the market, let alone the price they were asking.  We felt bad for the poor house!

If you're going to be selling your home anytime soon, don't look for shortcuts and don't think that going cheap will get you where you want to be - having a SOLD sign in your yard.  Find and hire the top Real Estate professional you can find in your area.  Read their blog.  Ask them about their Internet marketing and listen to what they say about what it is going to take to sell in a down market. 

You might not like what you hear, but remember, they're telling you the truth - not giving you a bunch of cheat codes that will only bring hope and then disappointment!
