Warr Acres Real Estate as of today 4/15/2010, has 24 residential properties for sale listed on the Oklahoma City Multi Listing System as being in Warr Acres. These properties start out at $25,000 and range up to $384,900. The median price is $102,200. The largest homes are located in the Twin Lakes Gun Club Addition and are as large as 4,785s.f. There may be other homes available due to properties getting listed as being in Oklahoma City do not show up when filtering by Warr Acres.

Warr Acres Post office is moving from it's old location on n.w. 63rd street. The word is that mold was discovered
in the lease property where the current office is located. The building located at the intersection of N.W. 63rd and MacArthur takes up much of the block. The company that owns this large piece of real estate apparently doesn't care much about it, due to the run down appearance of the building and the pot hole pitted parking lot.
I have contacted the property manager to try to purchase the building for a client, but they have no interest in selling it. There are currently only a couple of small businesses left in the entire block of real estate.
The U S Post office at 6001 Northwest 63rd Street will be moving west a few hundred feet closer to 63rd street where postal delivery vehicles are currently parked.

The new location is currently being remodeled and appears that it will be ready in the near future, but the exact date of the change is not known.
It's too bad that property owners don't work with the community where they own real estate. This is a wonderful area located near some terrific neighborhoods. If personal interest was involved, it could be remodeled and turned into something useful as well as beneficial to Warr Acres residents and merchants.

There is a new addition in Warr Acres. Just south of the new Golden Corral, and the Fairfield Suites Marriott Hote
l on the Northwest Expressway, is a new addition called Cherokee Crossing. This new addition is layed out on a nice slope with a great view, but still close enough to the Northwest Expressway to provide access to the local businesses and interstate systems.
The Cherokee Crossing has homes starting at $150,000. There are several well known builders that have finished homes and waiting to build your custom built home.
We are very excited to see new homes, as well as new neighborhoods being built in Warr Acres. Cherokee Crossing will have a play ground and a swimming pool. The HOA dues are only $250 per year.
Located in the Putnam City School District, the businesses nearby can be reached in minutes, yet the neighborhood is back over the hill from the Northwest Expressway providing a serene atmosphere.

There are some very good and established builders in the addition. There are homes with 2 and 3 car garages. Cherokee Hills Park is located just south of the addition with tennis courts. Lake Hefner is less than minutes away with it's prime golf course,yachting club, and excellent restaurants.

Lately, when driving in Warr Acres and the Oklahoma City area, you really have to beware of the huge spots of missing asphalt. Due to the freezing rain and snow, a lot of damage has been done to the local streets. I'm sure the snowplows that cleared the streets probably chipped a few chunks out, as well as water getting underneath and expanding as it froze the payment out of it's place.
One has to drive cautiously to avoid tearing up a tire or damaging your car's suspension. I drive a full size truck and there are some holes that scare me. If you drive a small car, you could probably total it out by hitting some of the new craters that have appeared in the last few months.
Until these cavities are repaired, please use a lot of caution when driving. The lane next to the curb seems to be the worst, at least on N.W. 63rd Street passing though Oklahoma City and Warr Acres. If you see a dangerous pot hole, don't hesitate to call your City's Street Maintenance department and report it. You will need to be patient while these repairs are being made, and learn to avoid the bad spots. Asphalt is not very plyable duing the cold days and and I'm sure repairs are being delayed until most of the winter has past.

Warr Acres, in Oklahoma City reports 49 single family residental homes sold in December, 2008. The average price per home was $105,902. These numbers are actually up from 45 homes at the average price of $90,506 in December of 2007.

December 2007, 45 homes sold, average price $90,506
December 2008, 49 homes sold, average price $105,902
