Brockville Real Estate - When Can I Move In?

I get asked this a lot from buyers, when do I get the keys to my new place and when can I move in?

Closing day can be a crazy day for all involved, including the REALTORS and lawyers. Think about it, the seller is trying to move out, the buyer is anxious to move in, the lawyers are taking care of the closing details by getting the title changed over as well as meeting with their clients for signatures and key exchanges. A lot happens in a few short hours and all the while the buyer just wants to know, when can I move in?

A good friend of mine who is also a lawyer once said to me that once the the title changes into the buyer's name and they receive the keys, technically the property is now theirs. This is true but try telling that to the stressed out sellers who are trying to move their possessions out of the house. There is no set in stone timeline that a seller must be out by but once the title is reliquished it is no longer their property. This is where common sense needs to prevail. Sellers must be diligent about moving out and buyers must be patient to the fact that it might be closer to the end of the business day before they can move in. Most of the time this is a smooth transition for all involved but occasionally things arise on closing day to make the day even more stressful than it needs to be.

I am so pleased to annouce the third wave of The Canada-Ontario Affordable Housing Program (AHP)
Homeownership Program which provides down payment assistance to households currently renting within the United Counties of Leeds and Grenville, or the separated municipalities of the City of Brockville, Town of Prescott and Town of Gananoque.

Down payment assistance of up to 5 percent of the purchase price of a newly constructed or resale home is provided to eligible applicants in the form of a 20 year forgivable, interest free loan.

To qualify, applicants must be at least 18 years old, have a combined gross household income of $70,200 or less, and have access to mortgage financing. The home must have a purchase price of $190,000 or less and be located within the United Counties of Leeds and Grenville, or the separated municipalities of the City of Brockville, Town of Prescott, or Town of Gananoque. Both newly constructed and resale properties may be considered.

Applications are now being accepted on a first come first approved basis, subject to the availability of funding so if you or anyone you know may benefit from this program, please contact me asap as this program will not last long!!

After 2 years on the market and 6 different offers, 1373 Briarwood Drive in Brockville has SOLD !

That's the good news. The Sellers agreed to a Dec 10th closing date.

The Buyers had looked at this home almost 2 years ago but couldn't get their own home sold. When they finally had a solid buyer they approached my Sellers after they had taken down their sign and had decided to not sell until they did some upgrades in the spring.

We all sat around the dining room table on Wed evening and worked out an acceptable sale price, etc. and together we put up the SOLD sign.

Everyone left the table happy and then it hit my Sellers - they didn't have a home to move to!!

After some hectic scrambling yesterday, we found the perfect place for them . . . a home that has been waiting for a new owner for more than 4 years!

What are the odds that those Sellers could move in less than a month? Well, we signed the papers this afternoon and I drove home in such a glorious mood - good things happen to good people. All three families have been waiting far longer than normal to get on with their lives and today it happened and I couldn't be happier! It is for days like this that I stay in this business!

1000 Islands Region to Host One of Ontario's Largest Music Festivals

The organizers of this year's inaugural 1000 Islands Music Fest 
are proud to announce the festival is now confirmed! 
This will be one of Ontario's largest music festivals of 2009, 
The 1000 Islands Music Festival 
will take place August 13, 14, 15, 2009 at The Dingman Farm, 
located at 15 Pykeview Drive, Gananoque, 
in Leeds and 1000 Islands Township.
               
 It's expected that The 1000 Islands Music Festival will draw crowds 
from all over Ontario, Quebec and Upper New York State 
and bring an expected 15,000 new visitors to the region. 
The festival organizers 
have assembled a roster of artists that have established world-wide success, 
and also a great list of Canadian independent and major label recording artists. 
The location will house two stages; accommodate over 30,000 people, 
camping for as many as 4,000, with food vendors, 2 beer gardens, 
and a VIP LLBO Tent near the main stage.

The festival kicks off on the evening of Thursday Aug 13th

with a celebration of the community. The event

will wrap up with a large fireworks display Saturday August 15th.
