Ottawa Real Estate - For Sale By Owners

Irene Bilinski: Real Estate - Other in Ottawa, ON

Ottawa Real Estate is hot and properties are selling like hot cakes but remember this is not a reason for Buyers to pay more than the fair market value. For sale by owner properties are popping up like weeds and everyone wants to make a huge profit but Buyers, please beware that the only person that will help you in determining whether the FSBO property is worth the asking price is YOUR REAL ESTATE AGENT.

The Sellers are trying to make as much profit as possible and how did they determine the asking price. Were they able to do a Comparative Market Analysis? Probably not, they assumed that because the house down the street sold for $$$ then their house is worth $$$. Each house is as different as people. a Prices are established based on location, condition and upgrades.

FSBO properties are usually overpriced because the sellers do not have all the tools necessary to do an evaluation. Buyers think that because its a FSBO that its a bargain - not so. BUYER BEWARE! Protect your money by using the services of a professional.

Roch St-Georges: Real Estate Agent in Ottawa, ON

Are you debating buying a new construction home but can’t seem to be able to choose between a single family home and town house? Although there is many factors to take in consideration when buying a home I will basically go over the investment view on this subject to find out which style of will get you the biggest bang for your buck once you sell. All this data was taken from the Avalon neighbourhood located in Orleans, (Ottawa), Ontario.

I’ve compared prices of homes that sold this year with the price the home was originally purchased from the builders to find the average increase per year.

On average single family homes in the Avalon neighbourhood of Orleans (Ottawa) increased 15.5% on average over the years. On the other hand town homes (row units) in that same neighbourhood of Avalon increase 9.06% on average.

This being said it single family homes in Avalon increased in value quicker than town houses (row units) in that same neighbourhood.

Please note that this research is not scientific and many factors affect home prices and their increase through time. When buying for investment purposes make sure to analyse all factors.

Ottawa Housing Market

Irene Bilinski: Real Estate - Other in Ottawa, ON

Ottawa Housing Market is just booming and if a house stays on the market longer than 10 days - its either overpriced or its condition isn't appealing.

I have a couple of Buyers looking to purchase a townhouse and we missed one by 'THAT MUCH' so we are still looking. On Sunday, we visited a comparable home but even though the layout was good, the house hadn't been cleaned and to look at someone else's laundry is certainly not appealing.

So, we are still looking of if someone was a very nice, clean, 3 bedroom townhouse (freehold) in the Orleans, ON area, please let me know.

Ottawa Housing Market is sizzling!

3 bedroom Homes In Ottawa

Lara Kaplan-Ottawa Real Estate Questions: Real Estate Agent in Ottawa, ON

Have you ever come to think about why most family homes are 3 bedroom homes in Ottawa ? This definitely seems to be the most frequently designed footprint of all the townhomes and houses.Sure there are 2 bedroom condos in Ottawa, and there are 4 bedroom homes in Ottawa, but by far there seem to be more 3 bedroom homes in Ottawa than any other ! This is probably because designers way back then could have done some research that there are more people with a family with 2 chidren, than there are people with a family of 3 or more children, and so the 3 bedroom homes in Ottawa were designed. This is a sign of modern times, because many years ago, when people had more children and the cost of living was not so expensive, .........by the way I read some research that showed that the average cost for a parent to pay for a child from birth to after University is somewhere around the cost of $200 000 per child ! .........Well before children got so expensive, I suspect that most of the bigger, country properties had 4 or 5 bedrooms, based on the greater number of children and bigger families. So modern day society and the cost of living has made the 3 bedroom homes in Ottawa the most sought after.Whether you are after a 3 bedroom home in Ottawa,or a 4 bedroom home in Ottawa, I can help you find it.Please visit me at http://OttawaRealEstateQuestions.com
