Selling your homeAs a seasoned Realtor in Ottawa one of the most frequently asked questions I get is: "When is the best time to sell my home?" The majority of Realtors and Sellers would suggest that selling your home in the Spring is the greatest time to put your home on the market. Having said that, in my opinion, the best time to sell your home is when YOU are ready to move!

We know that the Spring market is the most active time to buy and sell homes in Ottawa - however, since there are so many other Sellers thinking the same thing, you'll have LOTS of competition and will be forced to price your home more competitively to appeal to more buyers. The abundance of homes for sale allows a Buyer to take their time and be a little more "picky" with their decision and what they are looking for - they react a little slower. I have to admit that in the fall and winter months there will be less buyers however the same goes for there being less sellers; therefore less competition! You're in a much better position to price your home (and could get away with a few thousand more) and wouldn't you say that a buyer looking to move in the cold months during the holidays would be VERY serious?!... I would!!!

I truely believe that selling your home depends on YOUR personal timing - no matter what the season or market conditions. Now... in Ottawa we are experiencing a very STRONG Sellers market and there is desperate need for more inventory - some properties are selling for over 30k above asking in multiple offers. If you were considering selling in the spring it may be to your advantage to move up your timeline a little - maximising your equity with a quick sale doesn't sound so bad!?

New home staging class in Gatineau/Hull/Ottawa area

Hello,

I have been teaching home staging classes for aspiring full time or part time home stagers since early 2008 in Quebec and in Europe.

I get to meet wonderful people who are looking for a new challenge and they are very motivated and excited by the end of the 3 day course. I try to keep in touch to follow their progress in the home staging business. Not all of them continue and persevere long enough to make it happen and that's normal.

I tell the prospective students that Home Staging is a growing field but we have to work very very hard and learn to be patient and not to give up if we REALLY want it to succeed! Over time we develop notoriety and business network which will propel our business forward, but it does take time.

I see a growing demand for courses - in the last year, I have had many requests fro classes in French in the Gatineau, Hull and Ottawa area. So here I am, trying it for the first time - in Gatineau, December 5-6-7, 2009. I am also looking for a house for sale in the area, which my class could use for a practice session in return for a F.R.E.E. home staging consultation on December 7, 2009.

Pros and Cons of CFL's (compact fluorescent lights for domestic fixtures)

Energy-saving Pros: -significantly less energy wattage required to produce light comparable to traditional incandescent bulbs - substantially longer lifespan (5-10 times) vs. incandescent bulbs - Less heat emission during operation contributing to lower air conditioning requirements

Inconvenience Cons: - More time required to reach maximum energy efficiency and light output - higher cost per unit, particularly for specialty "warm light" applications - Not necessarily compatile with some fixtures and/or dimmer switches - The bulb itself and the type of light it creates, is not as esthetically pleasing Look for the "Energy Star" symbol, indicating that it meets international standards for energy efficiency. Ask what disposal programs are in place for recycling used CFL's which contain a small amount of mercury. During the showing and marketing process, we do not recommend CFLs.
