Americana, Lundy's Lane, Niagara Falls

I love spending time with my family. My parents, my mother-in-law, my brother and his two children, and of course, my wife, Helen, and my son, Alec.

We don't have a large family, and we live further away than we would like. Because of these two factors, we tend to love the time when we can all get together.

My brother is always looking for "deals" ... ways to make your dollar travel further. He purchased gift certificates on an internet auction website to Americana Resort and Spa (located on Lundy's Lane) in Niagara Falls. Not satisfied with the savings realized, he further checked with the Americana Resort and Spa and booked three rooms during a promotion period.

That was great news for my parents, my son, Alec, my wife and I, who received a "last minute" mini-holiday earlier this week courtesy of my brother.

My parents and my brother arrived a couple of hours before us and spent some time playing in the wave pool. We arrived about 5:30 pm, and spent about three hours in the waterpark that evening.

What Helen and I really love about these family outings is the way Alec's cousins can really tire him out. Alec seems almost angelic when he is sleeping ;-)

My mother had asked Helen to find a "cheap" breakfast, and Helen obliged... their was a Subway restaurant just a few blocks down the road, and they were having a Customer appreciation event. "Free" was good as we enjoyed fresh fruit in our rooms and then a ham, egg and cheese muffin topped the way we wanted.

The water park opens at 10 am and our kids were ready and waiting. The first time here, the bucket surprised him ... now he looks out for it.

This was our second trip down to Americana, and I can see us coming back a few times over the next few years (especially in those cold dark days of winter). Alec has passed his level one and two Red Cross swimming lessons this summer, and he is so much more confident than on our previous trip in early June. There are two slides, one about two stories high, the second about three and a half stories high (plenty high enough for Helen and myself ;-)

I am sure we will graduate to the Fallsview, but for now, Americana is the perfect fit for us. I know my brother's children love Fallsview but know the slides are a little too much for Alec right now. The Americana has an area for toddlers and a hot tub for adults as well as an outdoor play area.

Canada's real estate market to cool slightly after strong first half
none
Canada's residential real estate market will start to slow in the second half of 2010 after two quarters of strong price appreciation and sales activity, according to the Royal LePage House Price Survey and Market Survey Forecast. While market fundamentals remain strong across most major centres in Canada, sales activity was overly 'front-loaded' in the first half of the year and is expected to cool off for the third and fourth quarters. Prices are also expected to steady in the second half of the year.

In the second quarter, the average price of a detached bungalow in Canada was up 9 percent to $331,868, compared to a year ago. Over the same period, standard two-storey homes rose 8.7 percent to $367,835 while standard condominiums rose 7.3 percent to $230,014. Royal LePage is forecasting that by the end of 2010, home price appreciation will average 6.8 percent year-over-year, while home sales will increase by just over one percent compared to 2009.

"We have seen an unusual pattern of activity in the housing market over the past 12 months, with the market experiencing a surge of activity and price increases that peaked in the fall of 2009 rather than spring. Early 2010 has followed a more typical seasonal pattern with prices and activity peaking in the second quarter," said Phil Soper, president and chief executive, Royal LePage Real Estate Services. "An expected increase in the supply of homes on the market will now bring stabilization in prices and in some cities we will see both prices and unit sales decline towards the end of the year. This should not be interpreted as a severe correction but rather a natural reaction to the market having peaked quite early this year."

"Anecdotal evidence suggests that these factors may have prompted an increase in housing market activity in early 2010, as people sought to get out ahead of the changes," Soper said. "Moving into the next six months, key economic indicators such as employment growth will continue to bolster consumer confidence and help to ensure a fundamentally healthy housing market."

none Space Saver Makeovers for Houses & Condos

Are you constantly misplacing household items like your screwdriver or tennis racquet? If so, perhaps your household needs a little re-organizing. Whether your home is a compact condo, cozy semi, or spacious detached, we can all benefit from a periodic check-in to see if we are making the best use of our space.

For house owners...
Take a peek inside many Canadian garages and chances are you won't see a car. Garages and basements often become a dumping ground for all the things we rarely use. Here are five quick ways to makeover your garage and/or basement:

  • Clear the clutter! Have a yard sale, sell your unused goods online, or donate items to your local charity.
  • Add tall utility shelving to free up floor space, keeping any hazardous cleaning, garden, and automotive supplies out of reach of children by placing them on the top shelves.
  • Store lesser used items on utility shelving in plastic storage containers with lids to keep out dust and moisture. Use bigger bins on casters for more frequently used items and roll them out of the way, such as under a worktable.
  • Clear off your workbench and use a wall or pegboard to hang frequently used tools and store the rest in a tool chest. Use jars or plastic bins for storing and organizing smaller items like nails, screws, and nuts.
  • Hang skis, bikes, brooms, shovels, wheelbarrows and other unwieldy sport, garden, and household items off purpose-built wall hooks or in specialty containers to keep them free from damage.
For condo owners...
Even in the smallest of condominium units, there is often under-utilized space. Here are a few ways to help you optimize it:
  • Transfer your music collection to a digital format and sell your space-hogging records and CDs.
  • Keep out-of-season clothes and spare linens in vacuum-sealed storage bags under the bed. Use hooks for bathrobes, clothes, purses, or even jewellery.
  • Use decorative baskets for small items like magazines, hats, scarves, mittens, and children's toys to keep things neat and organized.
  • Open or floating shelving will create the illusion of space while providing stylish storage for household and decorative items.
  • Invest in multi-functional furniture versus individual pieces which can take up valuable floor space. For example, a padded ottoman can be used as coffee table, storage space, and extra seating.

none Luxury for Less

Just because you are on a budget, doesn't mean you have to compromise on style in your home. If it's time to refresh your décor but you don't think you have the necessary funds, think again. Here are a few ways you can add a touch of luxury to any room of your home without breaking the bank:

Start with the walls
No room of your home can ever feel luxurious if the paintwork is shabby or wallpaper looks dull or weathered. A new coat of paint or wallpaper is the fastest, and easiest way to a fresh new look. If painting, consider a suede, satin or cashmere finish in a neutral colour for a look of elegance. If wallpapering, consider rich colours, textures or traditional patterns. Use good quality products for best results.

Liven up the living room
Add an instant touch of lavishness with one or two large cushions in rich embroidered fabric, velvet or faux fur. Add warmth to your wood floors with a shag rug for modern décor, Turkish or Oriental style for more traditional tastes. No need to splurge on new lamps, simply update the shades with linen or silk-like material. Give a favourite piece of furniture a makeover with updated sleek metal hardware or repaint with an attractive gloss paint.

Beautify bedrooms & bathrooms
Buy beautiful bed linen when it is on sale. Billowy comforters or duvets with plenty of plump pillows make the whole room look luxurious and inviting. A plush rug for stepping in and out of bed gives a sumptuous start and end to your day. Add plenty of thick fresh towels and large pillar candles in the bathroom to set a pampered scene. Invest in light switch dimmers to create the ambiance you desire.

Get chic in the kitchen
Freshen up cabinetry with new paint or modern hardware and update lighting fixtures. Buy a beautiful tablecloth or table runner and top it off with a potted orchid in an attractive pot. Rather than using every day chipped or stained mugs, treat yourself to a couple of fine china tea cups from a thrift store or good quality coffee mugs for your favourite brew. Then sit back, enjoy tea for two with a friend, and truly savour the moment.

$300-million Grand Niagara Resort clears major hurdle

Paul Forsyth, Staff

Ground-breaking of first phase of Falls project could be later this year

Construction could begin on the first phase of the massive Grand Niagara Resort in Niagara Falls before year's end, with the project passing a major hurdle this week.

On Tuesday, regional politicians approved changes to the city's official plan necessary for the project in the city's south end to move ahead.

The thumbs-up by a regional committee on Tuesday, which will very likely be endorsed by the full regional council next week, is a major step forward for a plan that's been some five years in the making.

Niagara Falls Mayor Ted Salci urged the Region's public works committee to approve the changes, which will see 677 acres of land west of Morris Road, east of Montrose Road, north of Biggar Road and south of the Welland River in the south-west end redesignated.

The scope of the project, which has been pegged at $300 million, will be a big boost for what's expected to be substantial growth in the south end, he said.

"We feel this project is a very important project for the south end of our city," Salci said.

The Grand Niagara Resort was on hold since 2007, when Cytec Canada - which owns industrial land nearby - expressed concerns over the plan.

Regional planner Sue Mabee said in a report Tuesday that Cytec, the Mississauga companies behind the Grand Niagara plan, and city staff hammered out some minor modifications to the plan on such things as building height maximums that everyone could agree on.

Grand Niagara is at present an 18-hole golf course that opened in 2005. The company plans to create a 36-hole course, a 350-unit hotel, a 225-unit lifestyle community of single detached and multiple attached units, a 20,000 square-foot spa and recreation centre, a conference facility, an estate winery and a 300-unit ‘vacation ownership community' on a man-made lake.

John Sorokolit, president and chief shareholder of Grand Niagara, told This Week on Tuesday that once regional council formally endorses the official plan changes, "the path is cleared to move."

He expects ground to be broken before the end of the year on the first phase, which will be the 225-unit lifestyle community. Detailed engineering plans for that phase have already been completed, Sorokolit said.

"We're pretty much ready to go," he said.

Sorokolit said the developers have already invested about $35 million in planning the Grand Niagara Resort. In addition, the city has invested about $8 million in building water and sewer infrastructure south of the Welland River, he said.

"It's a substantial amount."

Sorokolit echoed Salci's comments that the south end of the city is poised for substantial growth, with major developments such as the Thundering Waters and Warren Woods communities planned also planned.

"It's the new frontier for Niagara Falls," said Sorokolit.

Niagara Region Event Review: Bowl for Kids Sake

Gina Burgio, Hamilton-Niagara-Halton-Peel Real Estate: Real Estate Agent in Hamilton, ON

"Great turnout at Bowl for Kids' Sake

This year's Tim Hortons Bowl for Kids' Sake was a success, with approximately 80 teams participating."

I have long been advocating more corporate involvement in community events in the Niagara Region, so it was great to see Tim Hortons sponsoring the Bowl for Kids Sake event. The following article gives more details and claims the event was a success. Great to see, I thought I would share:
