It took me 18 yrs, but well worth the wait.
Shortly after I got into the business, and in the days when you could still telephone and solicit expired listings, I decided to brave up and go visit a mansion on a hill.
This house was literally perched on a hill at an awe inspiring address. Needless to say, just the taught of ringing the door bell petrified me.
I was greeted by a very stylish lady, the type that wears full make up and a caftan around the house, always presentable and cosmopolitan.
After my palpitations, facial ticks and tremors subsided she gave me a tour of the house and promptly and unceremoniously ---- dismissed me.
She listed with someone else, the listing expired again, I showed up at her door again. I do remember parking some ways away with my rusty batmobile. She listed with someone else again. The listing expired again.
I didn’t pursue her relentlessly, but I did mail to her for the following eighteen years with an occasional phone call and eighteen years later, she called me to list the house.
It all seemed somehow different now; I could not help registering how I had changed, she appeared more fragile, the house seemed smaller, I parked in the drive way, we both felt the physical passing of time, there was a bit of melancholia in the air as we sipped a liqueur while I wrote up the listing agreement.
It was really all kind of sweet.

Enjoy hot water... but don't get burned at the door

Myth: A new water heater will save me money.
In reality: New water heaters only offer marginal savings, and even replacing a 15 year old tank will only save about $6.30 a month in energy costs, before you even consider the cost of the tank. What really matters is how you choose to use hot water in your home. The best way to save money is to use hot water wisely.
Myth: Older tanks = dirty water.
In reality: Water heaters are designed to work for years without accumulating any significant buildup or rust. If you do notice a rust-coloured tinge to your hot water, or feel it's taking longer to heat the water, call your local service provider.
Myth: Proactive maintenance improves efficiency.
In reality: Maintenance is best done when homeowners notice a problem, like insufficient hot water or a rust-coloured tinge to the hot water.
Myth: Older tanks do not meet safety standards
In reality: Water heaters are installed according to the code at the time of installation. Any updates to safety standards will have to be completed only when the tank is replaced.
Myth: Tankless water heaters are right for everyone
In reality: Tankless water heaters are more energy efficient than a storage water heater, which could translate into savings of up to $4-$5/month, depending on the age of storage tank being replaced. But because tankless water heaters work differently than they may be used to, consumers should walk through a needs assessment before investing in tankless.

Bank of Canada cut its overnight lending rate by 0.50% to 1.00%, the lowest since the central bank was formed in 1934. The decrease was inline with most economists expectations.
The previous lowest rate level set by the Bank of Canada was last seen at 1.12% in 1958.
In the past few days leading up to this morning’s announcement by the Bank of Canada, a few lenders began cutting some of their fixed term mortgage rates. It is expected that the various Canadian Banks will announce cuts to their Prime Rate either this afternoon or tomorrow.

The Bank of Canada on Tuesday cut its key lending rate by 75 basis points to 1.50%, more than many economists had expected. This is the lowest since 1958.
Lower interest rates, if passed on by the commercial banks, encourage businesses and households to borrow and spend for expansion and consumer goods, thereby stimulating economic activity.
The interest rate cut today by the Bank of Canada was this biggest cut since October 2001.
The record low for Canada's key rate was 1.12 percent in 1958, a time when it was based on treasury yields rather than actions by policy makers.
The bank's next scheduled date for setting interest rates is Jan. 20.
