Houses in Lambeth, a neighbourhood in South West London have received a lot of activity in the period from January 1, 2010 to November 30, 2010.
Present listings vary from as low as $194,000 up to $569,000 which really explains the diversity of Lambeth and basically two neighbourhoods, one in 'downtown Lambeth' and the other what I call the Outer Drive neighbourhood.
116 houses in Lambeth sold with the average being on the market for 52 days and selling for $372,261 which was 98% of the asking price of $379,028.
A caution however! While the year to date average days on the market are 52, the first 6 months of this year the average was 45 and at November a home is on the market an average 86 days!
Selling real estate in today's market takes more than putting a sign on your lawn, taking pictures and posting them on a website or two.

There were 8 houses that sold in Lambeth in January with the average selling price of $432,975 which was 97% of the asking price of $445,588.
These homes were on the market for an average of 80 days but as I have mentioned before, days on the market may not be the wisest criteria to base a decision!
At present there are 16 resale homes for sale in this small south west London community and the activity for February has been quite robust.
It may not be a good thing to be sitting on the fence right now, the fence is wobbly and if you are not careful, the fence may tip where you don't want it to go.
I cannot fix a fence but I'm pretty accurate which way it is going to tip!
