About Oakville's West Oak Trails

The area of Westoak Trails is located in Northwest Oakville. The boundaries for this neighbourhood are Dundas Street to the north, Upper Middle Road to the south, Bronte Road to the west and the Sixteen Mile Creek to the east. For real estate purposes, this large area has been divided, with the area between Third Line and Bronte Road now being considered Westmount.

Sitting just north of the Glen Abbey area, this subdivision is a mix of detached and semi-detached homes, freehold townhomes, condo townhomes and condo apartments. This area continues to expand north to Dundas Street with new home construction still underway.

Many different builders have left their mark in this neighbourhood. Mattamy with the "wide lots", Greenpark, Markay, DiMarco, Tanglewood are just a few. A number of new schools have been built in the last few years to keep up with the demand of the young families that dominate the area.

Many plazas dot the area, and soccer fields, playgrounds, trails and ravines abound. Oakville's new indoor soccer facility is located here. Plans are underway for Oakville's new hospital which will be located at Third Line and Dundas St.

Real Estate prices in the area start in the $200,000's for condo apartments, $300,000 for townhomes, $350,000 + for 3 bedroom, 1 car garage detached, $450,000 + for 4 bedroom, 2 car garage. Larger homes in the area on premium lots and prime streets range up to $1,000,000.

Oakville Ontario (Westoak Trails) for the month of September 2008 - Year To Date home prices in Westoak Trails as a whole are up 8.33% over this time last year. The average sold price in Westoak Trails was $420,744 for the month, up 5.4% from Sept. 2007 at $398,025. On an average, sellers in Westoak Trails are getting 97% of their asking price. The average days on the market for homes in Westoak Trails is 34, and 56 homes sold this month in Westoak Trails, down 22.2% from Sept 2007 at 72 homes sold.
