Have you ever come to think about why most family homes are 3 bedroom homes in Ottawa ? This definitely seems to be the most frequently designed footprint of all the townhomes and houses.Sure there are 2 bedroom condos in Ottawa, and there are 4 bedroom homes in Ottawa, but by far there seem to be more 3 bedroom homes in Ottawa than any other ! This is probably because designers way back then could have done some research that there are more people with a family with 2 chidren, than there are people with a family of 3 or more children, and so the 3 bedroom homes in Ottawa were designed. This is a sign of modern times, because many years ago, when people had more children and the cost of living was not so expensive, .........by the way I read some research that showed that the average cost for a parent to pay for a child from birth to after University is somewhere around the cost of $200 000 per child ! .........Well before children got so expensive, I suspect that most of the bigger, country properties had 4 or 5 bedrooms, based on the greater number of children and bigger families. So modern day society and the cost of living has made the 3 bedroom homes in Ottawa the most sought after.Whether you are after a 3 bedroom home in Ottawa,or a 4 bedroom home in Ottawa, I can help you find it.Please visit me at http://OttawaRealEstateQuestions.com

I can honestly say this past month in Real Estate has been crazy and challenging as a Realtor (for myself anyways!) - with so little inventory on the market it's hard to keep your Buyers happy - we must practice patience! With practically every offer becoming a MULTIPLE offer scenario be ready to put your best foot forward and have your financing all figured out!
According the Ottawa real estate board President Rick Snell "Resale home sales still riding high in Ottawa"! During the month of October members sold 1,202 residential properties through the MLS system which is an amazing increase of 24.7% over October of last year!
"Once again we saw record-setting sales numbers for the month of October. This brings our sales year-to-date to four percentage points higher than the same period last year. Ottawa's resale market has been buoyed by buyers taking advantage of low interest rates," said Board President Rick Snell. "Listing inventory remains at a low level, and combined with brisk sales, indicates that we are still in a strong sellers' market here in the capital," he added.
Below you'll find a review of October's real estate numbers - such a dramatic increase with double digits accross the board!
The average sale prices are as follows:
- Average residential/condo sale $318,655 increase of 13.6% over Oct of last year
- Average condo sale $232,046 increase of 14.6% over Oct of last year
- Average residential sale $343,745 increase of 13.3% over Oct of last year
If you're a Seller and you've been tossing around the idea of selling this would DEFINATELY be the right time - prices are rising due to low demand and properties are selling quickly! If you're a homebuyer out there practice your patience and share your thoughts with your Realtor. We understand that sometimes homebuyers change their minds, especially if what they are looking for isn't available - we need to know what you're thinking to help you!
Wether you're a buyer or a seller in orleans, pineview or ottawa i'd love to help! Visit http://www.christianelafleur.com/ or call me directly anytime (613) 859-0809.

Today we participated in the Keller Williams Realty 5th annual inspirational breakfast. Now your probably asking your self "what is this inspirational breakfast all about"? For the past 5 years our company has been hosting a breakfast get together for us to celebrate setting goals for ourselves, our achievements, and what donations to our charities we have made over the past year. This is also a great time for us to all be in the same room at one time, we are able to mingle and chat with each other, share stories and so on. We are like family to each other, and a day like this is really a lot of fun. This year we had Mark Willis who is the CEO of Keller Williams Realty International come in as a guest speaker. He made us really think about how to attain our goals, if you want something bad enough it will happen for you. We also had Gina St-Amour from Rotary Home as a guest speaker. We donated $15,000 this year to the Rotary Home, she touched base on where the donation will go and what it has helped create for the children's full care facility. Emily Tieu joined us once again, she filled us in on what she has been up to over the year. Emily is 12 years old, a few years ago she found out that a local boy named Tyler suffered from a rare disease called Sialidosis. Emily has since been raising money to find a cure through research at McMaster University. Today we were able to help donate with her, we gave her $5,000 to pass on to McMaster. Well, I just wanted to fill you in on a few things that happened there today, it's good to feel inspired!
