In the olden days, when dinosaurs walked the earth, Sellers and Buyers in a real estate transaction needed to stay home waiting for a call from their REALTOR®. Transactions took time because communications were not instantaneous. Fast forward to today. Offers appear, often without warning, and there are only a few irrevocable hours before the offer expires. A serious Buyer's agent will, at a minimum ensure that the listing agent and the clients are available to receive the offer and are aware of the very limited time available to review the offer. Sometimes you have only 3 to 24 hours to make a decision to decline, counter or accept that incoming offer.

I had a home listed with a lovely couple in a nice quiet neighbourhood. The house had one very glaring problem. It was right across the street from a small strip mall. The owners wanted a premium price for their home. The house was on the market for several weeks. I held Open Houses, toured potential Buyers, called agents, advertised and begged the owners to reduced the price. They were intractable.

At one point the during the listing, the husband told me he was heading off to visit his family in the States. I asked him to give me a phone number and to look around his parents' neighbourhood for someone or somewhere with a fax machine or a computer/printer with a scanner. He said he would look and would let his wife know the information.

Well, you guessed it, an offer came in and it was not bad. It took into account the location but was still more than I had anticipated the Sellers getting. I called the house. No answer. I called the wife's cell phone number. No answer. I called the number I had for Texas. No answer. I left messages everywhere and tic toc tic toc the offer expired. Not only did this offer expire but so did my listing.

ORLEANS, 20-30 minutes drive from downtown Ottawa has a lot to offer in terms of the fact that it is a relatively newer area and the expansion of new housing developments from the likes of the new home builders like the Mintos and Richcrafts and Cardels of the world and the expansion of the plethora of retail outlets on Innes Road has made the area simply explode with growth into it`s own urban community.

There are so many places to go out and have some fun.So if your Ottawa Real Estate Questions are about , where should I go...........well, if you like to go out to drinks there is the BARLEY MOW at Innes and 10th Line, if you like to go out to eat, one of my favourites is MONTANAS on Innes Road, and there are a lot of other great restaurants like KELSEYS as well as many other take-outs like MOES ( Mexican).For coffee there are several TIM HORTONS and STARBUCKS, and for a day down at the Beach, well just hit TRIM ROAD and go down to PETRIE ISLAND where you can kayak, swim , hike or just relax at the beach.
