Many buyers mitigate an inspection condition when purchasing condos, and will forego doing an inspection altogether when it comes to condo purchases. However when purchasing vacant properties [or any property for that matter], it is important to check that all appliances are in working order prior to an offer and before closing.

For one instance, one of my buyers was going to put in an offer at full price on a vacant condo unit. Prior to preparing the offer, we discovered that the dishwasher was not connected, and the oven does not work. One would assume that with appliances only 2 years old would be in working order. This wold turn into a significant cost item if the appliances need to be replaced. It was a good thing we checked, as we were anitipating an accelerated closing within 2 weeks. It would have been a surprise after my buyer move-in. In the end we adjusted out the offer price as an allowance for appliance replacement.

There are several Central Park Condo buildings along the park, they are: 1 Central Park West, 15 Central Park West, 25 Central Park West, 25 Columbus Circle (TimeWarner Center), 60 Columbus Circle (Mandarin Oriental Residences), 160 Central Park South (Essex House), 1 Central Park South, 923 Fifth Avenue and 995 Fifth Avenue (condop). In order to have a Central Park view condo, the condo building does not neccessary to be right next to Central Park. The condo building can be few blocks away from the Park, as long as the unit is on the high floor and there are lower buildings around it, the condo unit can have an unobstructed view of Central Park. (here is a picture of myself in a condo "Millenium Tower" building that is few blocks away from Central Park.)In todays market, Central Park Condos with direct Central park views is priced range $3,200 to $4,500 per square foot upwards. Did you miss the Toronto Santa Claus Parade? - See it Repeated on TV
The 106th annual Toronto Santa Claus parade was held earlier today. It was very exciting to see Santa Claus arrive in downtown Toronto.
If you missed the parade or want to see it again, simply turn your television to CP24 from 7 p.m. to 9 p.m. tonight (Sunday November 21, 2010).

Tomorrow is Labour Day! Enjoy your day of rest and spend some quality time with your family as we wrap a fantastic summer and get set for our usual routines. Getting the kids back to school and refocus on our jobs and other commitments.
For me Labour Day Weekend is a kick off to a new beginning, as the weather changes and falls comes along again and before you know it, it will be winter again...ah enough of that.
Here's quick list of whats open or closed on Labour Day, also some fun activities;
Check out the Airshow at the CNE should be on as the weather is alot nicer than a few days ago.
All TTC service are running on a holiday schedule Monday.
• GO Transit is running on a holiday schedule Monday, but the Lakeshore line is offering extra rail service all weekend to shuttle people to and from the Canadian National Exhibition and the air show.
• The Labour Day Parade forms on University Ave. between Dundas St. W. and Richmond St. W. around 7:30 a.m. Monday. The parade, which travels west on Queen St. W. to Dufferin St. before turning south, will enter the CNE grounds through the Dufferin Gates around 11 a.m.
• The Fiera food and music festival runs from Saturday afternoon to early Monday in Little Italy. Palmerston St., Clinton St. and Montrose Ave. will close north of College St. for the festival. College will also be shut down between Bathurst and Shaw Sts.
• The Italian Walk of Fame closes College St. between Grace and Clinton Sts. from 11 a.m. to 3 p.m. Monday.
• The second annual Brazilian Day Canada festival will take over Yonge-Dundas Square Monday, closing Yonge St. between Dundas and Shuter Sts. as well as parts of Victoria St. from 2 p.m. onward.
• Most major grocery stores, including Loblaws and No Frills, are closed Monday. Metro and Price Chopper locations in Toronto are also closed for Labour Day, but some locations outside the city will remain open.
• All LCBO and Beer Store locations are closed Monday.
• The Eaton Centre, Square One and Vaughan Mills are open all weekend for those last-minute back-to-school buys. Yorkdale, Fairview Mall, Scarborough Town Centre and Sherway Gardens are closed Monday.
• Most banks, government offices, libraries, schools and post offices are closed for the holiday.
• Major attractions including the ROM, Toronto Zoo, Ontario Science Centre, Canada's Wonderland, Ontario Place and the CN Tower are open Monday.
