Happy New Year! 2011 is over, 2012 is here!
A New Year symbolizes rebirth, a new start... a time to wipe the slate clean and start again. Today I will spend some time with friends and family and celebrate.
I will also take some time and reflect on the trials and tribulations of 2011. I will treasure the good memories and remember and learn from the experiences that challenged me.
I am optimistic about 2012. I feel our foundation is strong. My father used to tell me that a chain is only as strong as its weakest link, and I feel I have identified the areas in my life and in our life that I want to concentrate on improving.
For the world, I wish for peace, internally and between each other, and a greater sense of empathy and generosity from those who can for those in need.
This year, I wish for you, that your "dreams" come true.

The Naysayers (weathermen) have been predicting a "green", and I do not mean environmentally friendly Christmas...
In South Simcoe, an area dotted with small towns and rolling rural landscape Northwest of the GTA (Greater Toronto Area), we really like our "White Christmases"...
Last night was the final Dart Night of the Tottenham Dart League of 2011. Helen and I arrived a little later than our usual 7:20 p.m. and I tried to throw a few darts with my brace on. There was a slight twinge at my wrist on release, but I couldn't get comfortable with my brace and soon abandoned it. My darts were, in a word, terrible, even considering my lowered expectations.
A raucous crowd (you have to be there to appreciate the cacophony as 72 (maybe a few more) people filing in can create in a room with 12 dart boards and wobbly pops), even more so than usual, was in a good mood. Again, the friendliness and real sense of community is in no small part one of the things that drew us back to a small rural town. The evening started well for Helen and I as our ticket was drawn for the 50/50 draw!
Helen's team, now in third place, was on board one and my team, now third from the bottom, was on board three, which was nice. One of my teammates, Bob Legault, stepped up and threw the bull and chalked our games for me, lessening the stress on my wrist.
The League executive treated us to Pizza and Wings from Firehouse Pizza, a local establishment, and the extended break resulted in a longer night (and probably a general lowering of the quality of darts thrown). Helen's team won 4-1, not unexpected, but much more of a surprise is that we won, 4-1 also, are largest margin of victory this year with our full team (we did win last week 5-0, but that was with Red Creswicke, a very good player, that I first played against more than twenty years ago in the Toronto Intercity Dart League, sparing for me). I'm sure my team was secretly hoping that I wouldn't be able to play and that he would spare for us again ;-)
When the night finally ended, at about 10:15 p.m., Helen and I noticed that there was freezing rain falling as we walked to our car. Now, freezing rain can be nasty, both for walking and driving, and we were wishing, against odds, for a White Christmas...
As we drove the approximately 4 miles north to our home, a little "miracle" took place, the freezing rain turned to snow flakes... We tried not to get excited (Helen loves snow and SNOW DAYS - she is a teacher ;-) and knew that the weather was too warm for the snow to stay on the ground. We arrived home and Helen went to bed, while I took care of some last minute tasks online.
We awoke this morning to our son, Alec, running to our room and jumping on our bed (he is getting too big and heavy for this, or are we getting too old and frail?) and screaming that there was snow on the ground.

Its not much, and definitely not what we had last year!

... but "beggars can't be choosers", we are happy that it is "white"!
The mood of the Smith household was cheerful as we prepared for our days. Alec was having a sleepover at Nana's and Poppa's and would be joined later in the evening by his cousins. We were relishing the peace and quiet ;-)
I know that Vi, my mother-in-law, will not be nearly as excited to see snow, but that her disappointment will be tempered by the knowledge that she is only two sleeps away from a 3 week trip to Scotland to celebrate her 80th Birthday with her surviving brothers.
All in all, the next week is going to fly by, but seeing the snow has given us a jolt of Christmas Spirit. Spending time with my clients and friends over the last while, and spending time with Family and Loved Ones over the next few days, giving to others (and not necessarily "things"), and appreciating the upcoming celebration of the birth of our Saviour, Jesus is what Christmas is all about.
We have noticed a real change in Alec's behaviour in the last few weeks, our 70% angel / 30% "devil" child seems to be morphing into a 95% angel / 5% "devil" boy =) Perhaps, by the Grace of God, he is learning the lessons that we, his parents, and his extended family (family and school) have been trying to teach him.
... or perhaps he just wants Santa to be good to him ;-) He seems to be thinking much more of others, and there feelings, for Helen and I, this would be the perfect Christmas present.

It's one of the things I love about Real Estate. That feeling when you are with a client, and you have helped them find and acquire the home of their dreams. Seeing the smile on their faces, the general warmth in the room. Real Estate Dreams can take many forms, they are as unique as people and families themselves.
For Anya and Chris, prospects who became clients and over the last year, and now are close friends, both with my wife and I, this dream meant a home they could afford, close to the same neighbourhood, a larger, updated home with curb appeal, an ensuite, finished basement, a fair sized private lot ... and to top it all off an in-ground pool would be even more than they could hope for!
This story begins late last spring, and resumes when I met them, much the way I meet many of my clients, via an introduction from other clients of mine. In this particular case, clients, and friends of mine, Mike and Patricia. Patricia in this particular case, called me last year, just after Thanksgiving, and told me that her daughter and son-in-law had had another baby, Charlotte, then seven months old, and were hoping to find a larger home. Patricia asked if I could help them.
I had called Patricia a week earlier and asked about Mike's health as he recuperated from surgery and we ended up talking and laughing for almost an hour. I had met Patricia and Mike earlier that year, late spring, when they dropped in on an Open House in Tecumseth Pines. They were looking for a bungalow in a area more "quiet", possibly with less children then they were currently living in. As we talked further, I realized that I had known their son and a relationship was born.
That summer we looked for bungalows in various adult communities and spread the search further to include two family homes with more land in the rural areas in South Simcoe. They entertained buying a home with their son or daughter. Our search had to come to a close as Mike was experiencing some level of discomfort and needed surgery. We put our search on hold, but not our friendship.
Anya and Chris had very specific requirements. They loved where they lived and wanted a home in a very limited number of streets (sometimes limiting their search to a particular side of a street). We found a home last November, put in an offer, and put their home on the market. Unfortunately, our offer was bumped early in the process and we lost the home we wanted and decided to take their home of the market.
I would periodically keep in touch, Helen and I were invited to their home last New Year's eve and by this time, had become family friends, Chris and Anya's middle son, Nate, is the same age as Alec.
When I would find a listing that I thought might intrigue them, I would e-mail a link to Anya, and they would reply if they were interested. I remember receiving a note from Anya earlier this summer, somewhat despondent, reflecting on her opinion of the market, and feeling that her home had dropped in value, compared to current competition, and that a move would probably not be likely. By this time, I had formed a crystal clear idea of what they love in a home.
Almost a month ago, I saw a new listing in our office. I had known the owners (having worked with the husband years ago) and knew the type of people they were and the way they kept their home. It ticked almost every box that Anya and Chris had dreamed of, including a large in-ground pool. I sent Anya the listing, and she replied that she was not interested. This surprised me, and I insisted that she have a look, that I knew both Chris and her would love this home. They drove by it that night, and let me know that they were interested.
With conflicting schedules, three children, two dogs, two cats and a bird, finding time is not always easy, but we managed to book an appointment late one evening. They both loved certain aspects of the home, but it was dark and we couldn't get a feel of the yard and views. We booked a daytime showing on the weekend, and they were both in love. As agents, we all recognize this.
Now came the fear... they had lost a home before, it was not a "good" time to sell (in their opinion), will we be able to afford it? and other questions...
We formulated a plan, submitted an offer, that was accepted and had about five weeks to sell their home with a quick closing. We listed their home that night, they worked for hours (till midnight) preparing their home for the board tour the next day. Prepared for an Open House that weekend, and the blitz was on... we had nine showings in the first two weeks, procured an offer, and as of yesterday, their home is sold.
This will be a busy Christmas, with packing mixed in with the celebrations, but yesterday, at their home, was some time to savour the feeling of them realizing their Real Estate Dreams were coming true.
This home, had served them well, Nate was seven months old when they moved here, and now will make another young couple very happy. As for them, they have acquired a home on the street they have long wanted to live on, on the side of the street that they wanted to live on, walking distance to their children's school, and also to the high school that their children will probably attend, a home only three blocks from their current home, a home large enough for them now, and in the years to come, with a huge in-ground pool. I am sure Anya and Chris slept very well last night.
I am so happy for them.

Annual Tottenham Christmas Parade 2011
The Annual Tottenham Christmas Parade will be taking place this coming Saturday, December 3th, 2011 at 10:00am. Queen Street will be closed south of Nolan Rd (5th Line) at 9:45 am until approx. 11:30 am). Grab some hot chocolate and come out with your family for a fun filled day, culminating with the appearance of Santa Claus himself!!!
