When I show homes on a day like this, I am glad I moved to the Oregon Coast! This photo was taken in an area just north of Newport, looking toward Cape Fowlweather and Otter Rock, a popular spot for surfers.

Ahh, what a day to open a lockbox! This area of the Central Oregon Coast is some of the most affordable ocean view property on the West Coast. We are fortunate to have miles of beautiful sandy beaches with easy public access which allows an uninterrupted stroll to magical inlets and tidepools. I have found many lovely agates and sand dollars while walking along the beach as I show my clients the "lay of the land."

Up ahead on the right side of Hwy. 101 is a nice campground called Beverly Beach. I highly recommend Beverly Beach to my clients who prefer to camp near Newport while searching for a vacation property.

In the current climate of lower priced homes, foreclosures and absentee sellers I see many homes being sold with a fair amount of clean up necessary. Buyer's need to be aware that what they see during the initial showing of a home is likely what they are offering on. The seller is not going to magically appear and clean it in preparation for the closing unless it is specifically required by the contract.

When I list a home like this, I have the seller hire a cleaning company, or sometimes I will even get in there with a bottle of bleach and a scrub brush and do it myself.

When I represent a buyer on a home like this, I make sure the buyer asks for the cleanup on an addendum, or is willing to don a pair of cleaning gloves after close.

I sell homes in Lincoln County, a beautiful, coastal vacation area where many of the listings are second homes with various reasons for selling: Out of state heirs liquidating a vacation home held by a trust, older clients heading for warmer climes, and we see quite a few short sales and foreclosures as well. The expectation of a sparkling-clean bargain home at closing can be unrealistic.

The time to ask for repairs, pest control, clean bathrooms, old furniture and debris removed and all appliances to be in working condition at close of escrow, is at the time of offer, or during the inspection period on a written addendum, prior to the release of the inspection contingency.

The seller may, or may not agree to the buyer's written request. However, once the buyer removes all contingencies, they are buying the house as-is.

A picture perfect day in Toledo, Oregon

When the weather looks like this in the dead of winter, it is time to dust off the boat and take her out for a spin. This photo was shot at the Toledo boat launch, located a short drive from the restaurants on historic Main Street. Boaters in the know will come here and have breakfast, then launch here, rather than line up behind dozens of other boaters at the South Beach launch in Newport at the mouth of the beautiful Yaquina Bay.

Toledo is located 7 miles inland from Newport, however, when you launch from this ramp you have a nice 12 winding miles of fishing between the two points, and the prize is that you can make Newport your destination, tie up and have lunch at the Embarcadero, then head back to Toledo for an unhurried and relaxing end to your day.

Toledo is now home to a new brew pub called the Twisted Snout, which is right nextdoor to a great bar-be-que restaurant called "Pigfeathers." I'll toast to that!

Toledo is in the process of building a new "transient dock" which boaters will be able to tie up and stay overnight at the dock. Last month the salmon were running, and you could see large fish jumping out of the water from this very spot.

Investors eye the Central Oregon Coast for real estate bargains

Lincoln City, Oregon

Today I bring to you a photo of a sunny winter day in Lincoln City, Oregon. Lincoln County has become a popular place to search for an affordable beach home on the stunningly beautiful Pacific Coastline. This stretch of road goes through the popular "Oceanlake" district of Lincoln City. Oceanlake is popular with tourists and full time residents alike for the wonderful shopping, restaurants and lively nightlife with clubs like Nauti Mermaid hosting live bands almost every weekend, Maxwells with nitely Karaoke (for those of you who like that kind of torture!) and Chinook Winds Casino at the north end of town.

Turn right off of this street, Hwy 101, and you will find yourself on an ocean view hilltop. Continue driving up and over the hill and you will reach Devils Lake, filled with watercraft and rimmed with lovely lake view homes.

Turn left, and you will be headed toward the ocean past many attractive beach bungalows, some with views, some with very close beach access.

Oceanlake, Lincoln City, Oregon

Prices range from around $125,000 for an older modest home which needs work to around $299,000 for a 3 - 4 bedroom updated ocean view home with granite counters and a nice yard. Spend just under $600,000 and get a lake or ocean view, possibly even oceanfront home with around 3500, 4000 sq. ft of living space and all of the finest amenities.

Oregon winter

Cash sales of ocean view homes from liquidated stock portfolios have been seen in the Lincoln County area with increasing numbers as we head into 2012. Business has been picking up during this typically slow time of year for real estate sales on the Oregon Coast.
