Recently we visited a home that had been on the market for some time and the realtor and owners were frustrated that it was not getting any showings. Here are the photos that were on the MLS:

The listing realtor provided a staging consultation. We worked with the sellers on decluttering, paint colors and more -- these are the photos we took the next week. I think they speak for themselves!

From orange walls and dark lighting to soft buttercream paint and hardwoods continued into the living room. I'm not fond of the white curtains, but could not talk the homeowner out of them -- other than that I'm thrilled with the results!

Yard work was done, steps finished and bark dust completed the polished look!

This is my first year being involved with this committee and they are wonderful folks. I can't believe all of the time, thought, energy, dedication and just plain love that all of these folks put into this event. They do it all so that the local folks can have a day of celebration.

So, my position within the group is Youth Activity Coordinator. OK I say, I mean really! How hard can that be, after all I have an extensive background in event planning for one of the largest casino's in Oregon.

SOS - HELP - IS ANYBODY OUT THERE????? LOL :<D JUST KIDDING....

I do need some volunteers though and if you do any prospecting in the Independence, Monmouth, Dallas area at all this is a great way to say hello to the locals.

I have 2 hour shifts available between 3 and 6 on Friday, Sat. and Sunday. We will be under a big tent, we will have a big water cooler and chairs. The activity's are simple face apinting, story telling and on Sunday we'll have a stick horse pee-wee rodeo.

Dallas Oregon Real Estate Market Condition Report

The first quarter has ended for the real estate market. Here is where our local markets currently stand. Market data information is from the local WVMLS.

Here is what is occurring in the city of Dallas in real estate...

Average Sales price:

The average sales price so far this year is $198,164, down 6.9 % from last year's $212,781.

Inventory:

Dallas has an absorption rate of 7.6. This places the current Dallas inventory at 20.52 months.

Home Sales Closed:

In the first quarter this year, 23 homes closed on the market. That is down 56 % from the same time frame last year when 52 homes closed in the first quarter. Sales have slowed significantly in Dallas, and with high inventories it will be important to price well.

New Home Construction:

Dallas currently has 62 new construction homes active on the market. At the current absorption rate that is a 37 month inventory. New home construction is currently averaging $300,738 for active listings. Homes are actually selling for an average of $280,640. This is a negligible drop from last year's $280,870. Prices have essentially remained flat.

Condominiums

Dallas does not have enough condo transactions to conduct accurate analysis.

Luxury Market ($500,000+):

Dallas does not have a significant luxury market for analysis purposes.

Monmouth-Independence Real Estate Market Conditions

The first quarter has ended for the real estate market. Here is where our local markets currently stand. Market data information is from the local WVMLS.

Here is what is occurring in the cities of Monmouth-Independence area in real estate...

Average Sales price:

The average sales price so far this year is $188,656, down 8.5 % from last year's $206,077. Prices have corrected slightly in this area. They will probably continue to have some mild correction in the upcoming months.

Inventory:

Monmouth-Independence has an absorption rate of 11.3. This places the current Monmouth-Independence inventory at 7.6 months.

Home Sales Closed:

In the first quarter this year, 34 homes closed on the market. That is down 53 % from the same time frame last year when 64 homes closed in the first quarter. What this means for you as a seller is that you have to be the best house with the best price.

New Home Construction:

In the first quarter this year the average home price was $214,439. This is down 7.8% from the same time frame last year of $232,632. Unfortunately new construction sales are down 67.6% from the same time frame last year.

Condominiums:

Monmouth-Independence does not have enough condo transactions to conduct accurate analysis.

Luxury Market ($500,000+):

Monmouth-Independence does not have a significant luxury market for analysis purposes.

West Meadows Estates Neighborhood in Salem Oregon

In the hottest part of the market, a new development went into West Salem called West Meadows Estates.  This subdivision has upper end homes.

 

It is governed by Covenants, Conditions, and Restrictions and there is an HOA associated with living within this community.

West Meadows estates is located off of Glen Creek Rd in West Salem. Titan is the main street though the subdivision.  If you take Wallace Rd, make a left on Glen Creek. After you pass Doaks Ferry, you will see this subdivision on your right hand side.

 

West Meadows Estates is located in the Chapman Hill, Walker, and West Salem High school districts.  West Salem high school is located just at the intersection of Titan and Orchard Heights.  As with all schools boundaries are subject to change, so verify school boundaries if that is important to you.

 

There are currently 22 active listings in this subdivision ranging in price from $325,000-$515,000.  There is still some new construction occurring within the subdivision with a variety of builders.  In 2007, 15 homes sold in this neighborhood ranging from $359,900-$453,750.  They averaged 212 days on the market.
