Located on the West side of Salem (ie across the river in Polk County), Chatnika Heights is a combination of homes built in the 1960's to homes built until the past decade. As a result, a wide range of architectural styles fills this neighborhood. Tri-levels, ranches, traditional two story homes, and the occasional contemporary style give this neighborhood a lot of diversity.
Chatnika Heights is located off of Glen Creek Rd past where Doaks Ferry veers south. It is a very stable neighborhood with homes holding their resale value well. 
The neighborhood is served by Chapman Hill Elementary School, Walker Middle School, and West Salem High School. As with all schools, boundaries are subject to change so check boundaries with the local school district prior to a move.

Located in West Salem, West Hills Estates is located off of Orchard Heights Rd. Most of the phases were built in the early 1990's with some newer construction occurring on vacant lots. There were approximately 6 phases completed in the 1990's.
Streets are named after mountains such as Ranier, Olympia, St. Helens and Sisters, as well as various snow themes such as Snowbird, Ptarmigan, Boulder Ridge, and Diamond Peak. For subdivision boundaries, click here.
A part of the street of Mousebird currently backs to a 10 acre plot of land owned by the City of Salem. Current plans call for a fire station to be placed on the lower portion of the land down by Orchard Heights rd, and the rest is set aside for an underground water storage area. These current projects are subject to change, please call the City of Salem for current projects and zoning.
Homes range from the low $300,000 up to $1,000,000. This subdivision is subject to CC&R's (conditions, covenants, and restrictions). If that is a concern for you, make sure to request a copy of them prior to writing an offer. This community is governed by an HOA (Home Owners Association) that does have yearly fees. They also have an architectural review committee, so changes to the façade of a home, such as a paint color, do need preapproval from the board. The dues have typically run $95 per year, but that is subject to change and increase at any time.
West Hills Estates is currently located in Chapman Hills, Walker, and West Salem school districts. If schools are important to you, remember that boundaries are subject to change from year to year so verify schools.
