Ever walk into a home and fall in love? I did!
The 2-seat diner in the kitchen is what pushed me over the edge. Even with the Challenging (with a CAPITAL "C") paint choices that someone had selected at one point, I could see this home's potential, and got direction from the black/white/red color palette in this room . (Note the red seat pads stacked together).
The realtor and homeowner agreed to have the entire home painted, which freshened it up dramatically. This was a welcome change because it had been a rental property for college students for a number of years. As most of us remember from our college days, we could be pretty rough on those rental spaces "back in the day", before we owned property ourselves.

Welcome to Eugene, Oregon, home of the Eugene Marathon, Half Marathon, and 5K! It's Eugene Homes Gal Karen Church, http://www.eugenehomesgal.com/ , former middle distance runner, avid amateur runner, and your "Go To Gal" for Real Estate and all things Eugene and Lane County, with well wishes for the 7,000 participants in this year's big event!
This is the third year of the Eugene Marathon and promises to be the best yet. If you are here in town as a runner or fan, be there for all of the excitement beginning with Eugene Health and Fitness Expo at the Hilton Eugene and Conference Center, downtown across from the Hult Center, Friday, May 1 and Saturday, May 2. The Expo includes packet pickup, many outstanding exhibitors, special guest speakers, a pasta dinner, and a massage booth. The races themselves begin Saturday, May 2 with the 5K at 8am and the Kids Marathon at 8:05am. On Sunday morning, May 3, the Marathon and Half Marathon start at 7am. The 5K starts at 4th and High Street in downtown Eugene and finishes at 4th and Mill St. The Kids Marathon starts and finishes at 4th and Mill. Sunday's races begin outside historic Hayward Field at 15th and Agate and finishes at 15th Ave. next to the Bowerman Building. So whether you are here in town, or checking in through the internet, this is a great runner's weekend in the Running Capital of the World, Eugene, Oregon. Good luck everyone, see you at the races!

Now, there are some requirements that will go along with this, but let's talk about what you can accomplish first and then go over some of the things that have to go together. First, I want to use a "real life" example of a home for sale. For this, I have chosen a home listed by Gary Johnson with 7 Gables Real Estate, 541-510-5073.

Using my handy dandy "rentometer" that will tell me if a comparable apartment in the area is priced right, it appears that about $1000 per month is pretty average (for an apartment.) So, using an FHA 203b program to purchase the home in the student's name with the parents as "non-occupant" co-borrowers, let's compare the rent vs. buy on this home with 3.5% down payment. We are also assuming a 25% tax bracket and no appreciation on the home during a 3 year period.

I have calculated this with a 5%/5.853% APR* FHA rate but it will work at a higher rate. Imagine what could happen with even a slight appreciation in value.
So, what are the requirements: First of all, the buyer (student) must have some credit and it would help if they had some income, not matter how small. Second, the co-borrower must have sufficient income to make the debt ratios work when added to their current debts. Third, there has to be down payment coming from somewhere, it isn't even a gift if it is coming from the co-borrower. Finally, get pre-approved for the loan, preferably with me, make an offer on a property and start saving money.
