Lake Oswego Schools

The Lake Oswego schools are clearly some of the best in the entire Portland Metro area.
The test scores for kids that attend Lake Oswego schools consistently exceed the national average and in many cases they are exceptional. The elementary schools are conveniently located throughout the city and the class sizes are small enough to allow for the necessary attention to detail to prepare students for high school. 
All of the Lake Oswego schools are clean and well maintained. If you were to tour each one of the Lake Oswego schools it would become evident that the funds, time and effort are being very well spent.
Lake Oswego schools also excel in sports. Many teams in youth athletics around the city practice and play their games at the Lake Oswego schools as well as at local parks. Moreover, Lakeridge High School and Lake Oswego High School are routinely competing for the top rankings in nearly all sports.

Here is a quick glance at some important market trends and stats in the Portland Metro Area for September 2011 as reported by the local MLS:
Compared to September 2010, closed sales increased 13.4%, pending sales increased 17.5% and new listings dropped 29.5%. The average sale price declined 4.2% and the median sale price fell 3.8%.
When compared with the previous month (August 2011), closed sales decreased 12.1%, pending sales decreased 14.9% and new listings fell 13.1%. The average sale price went down from $271,800 to $268,200 (-1.3%) while the median sale price increased from $225,000 to $230,800 (2.6%).
At the time of the report there were 10,666 active residential listings. At the month’s rate of sales, that inventory would last approximately 6.7 months.
Comparing the third quarter of 2010 with the same period in 2011, sales activity was up. Closed sales increased by 21.5% and pending sales were up 21.6%. New listings fell 27.6%. The average sale price dropped 6.9% and the median sale price was down 7.5%.

Lake Oswego Real Estate: Hide and Seek is easy when you have trees this old. While out and about this weekend my kids managed to find a place where they thought they should bring their friends for a great game of hide and seek.

They figured when you have a tree that is big enough that you can actually hide under its roots, that this is the place for them! I do have to admit, I could see them until they popped their head out from under the tree.

Currently, Lake Oswego has 392 homes for sale. These are detached homes. They are currently priced from $175,000 to $15,000,000 (yes that's 15 with a million). Of the 392 current homes for sale in Lake Oswego, 176 are priced <$500,000. That means that 216 are priced ABOVE $500,000. So when I say there is a great home for sale in Lake Oswego under $350,000 (that's not a total fixer) . . .
