Ready set GO! City of Medford Releases Neighborhood Stabilization Program to Eligible Home Buyers Purchasing Foreclosures

The long awaited day arrived Friday September 4, 2009 – the day Neighborhood Stabilization Program funds were released for eligible home buyers purchasing foreclosure homes. “Cancel going away plans for Labor Day Weekend, and rush right down to sign the application forms for the up to $50,000 in Neighborhood Stabilization Program funds” is what was told to the eligible home buyers I am working with who have all taken the steps to have their underlying financing approved, found an eligible foreclosure home, and had their offers accepted. And it paid off! Together, these buyers and I dropped what we were doing and made getting their applications in a priority working late Friday/Saturday so these diligent buyers beat the pack, and funds are reserved! The State of Oregon’s program is still reflecting “program pending”…but, not for long!

Are you a first time home buyer who earns less than 80% of the area median household income? Have you decided the time has come for you to purchase your own home instead of renting someone else’s? Have you been able to set aside $1,000 to do this with? Are you looking to buy in Medford? If your answer is “yes” to these questions, it’s pretty likely you are eligible for the City of Medford Oregon’s First Time Buyer Down Payment Assistance Program.

The City of Medford First Time Home Buyer Program is a “silent second” mortgage, meaning it has zero interest and no monthly payments, just sitting there until you sell, refinance or move out of this home. This helps eligible first time home buyers with matching down payment funds and closing costs up to a total of $15,000. This program would be used in conjunction with your primary mortgage, and requires the following:

You are eligible for this program if:

  • You are a first time homebuyer or you have not owned a home in the past three years.
  • You are pre-approved for a loan by an approved lender.
  • You have enrolled in the ABC's of Homebuying Class, given by ACCESS, Inc.
  • Your household income does not exceed the median income for Medford. For example, the median income for a family of four is $44,300.

To qualify, the home to be purchased must:

  • Be located within the Medford City limits.
  • Be your primary residence.
  • Have a full home inspection conducted, including a lead based paint inspection.

Although my husband has a voracious seafood appetite, our youngest and I are tried and true steak and potato folk. But, I do enjoy trying different foods - even if our youngest would be content eating the same handful of favorites day after day!

The Wharf in West Medford has the perfect menu for a family like ours. For obvious reasons, the menu has a great variety of fish and seafood selections which will keep my husband dying to go back again and again to try all his favorites. We won't mind a bit, because there are plenty of alternate choices for our youngest.

With 50+ items on the menu, I knew exactly what I wanted to try today - which was the Grilled Crab and Shrimp Sandwich - but there were some close seconds I'll be headed back to try, like Lobster & Chips. At the speed Roy devoured his meal tonight, I know he must have really enjoyed it - whatever it was!
