Forest Heights: An Upscale Neighborhood Nestled in Portland's West Hills

Forest Heights is an upscale neighborhood, nestled in the hills west of downtown Portland. For this reason, being only a 10 minute commute downtown, it is desireable. But, the Forest Heights neighborhood itself is more then the age-old adage of; location, location, location. Forest Heights has the areas most PREMIERE selection of newer homes (many built un the 1990's to present) on those highly desireable larger lots.

Quite a few properties in Forest Heights encompass a terrific view . . . and what a VIEW! The western sunsets!  Absolutely spectacular.  The Coast Range, the range of mountains that divide the coast and the Metro Portland western regions can be seen.

The commute to the Silicone Forest of Hillsboro is great too.  For all the high-tech commuters, Forest Heights makes sense.

I love to show and sell in Forest Heights.  The homes with the views, and the homes on the lower level of the development with their easy access to the numerous walking trails and Mill Pond . . . the eclectic mix of detached properties, condo / town homes, provide a great mix and community.

Within the past few years, a centrally located shopping center was developed to give Forest Heights residents a place to walk to for their cup 'o joe and haircuts.  Forest Heights Village Center.  Stroll to Mill Pond, or walk to Starbucks -- whatever your pleasure, Forest Heights is one of the nicest communities, which continues to maintain livability and sense of neighborhood. 

Forest Heights is about 700 ft above sea-level and there is a day, or two out of each year where ice and snow accumulates, yet down the hill will be snow free.  If you decide to buy a home in Forest Heights, bring your sled and snow tires just in case . . . and ENJOY!

Forest Heights is managed by the Forest Heights HOA.  They maintain the walking trails, common areas and host a ton of community events.

Forest Park is one of my favorite neighborhoods in Portland, mainly because of the massive park, aptly named Forest Park. The park is the largest of its kind within city limits anywhere in the US, boasting 5,170 acres and over 40 miles of trails. The area combines rolling green pastures, stunning views East and West, and fine homes in both new developments and on existing large lots. The neighborhood has a pleasantly rural quality to it, especially given that it’s only a short drive from the vibrant Northwest Portland neighborhood, and all that it has to offer.

Located high in the West Hills, Forest Park is named, obviously enough, for Forest Park, which extends northward from the neighborhood for miles. With hiking trails aplenty, a true feeling of natural serenity and proximity to amenities, Forest Park is a great choice for the nature-lover who doesn’t want to be too isolated.

Forest Park Real Estate

Forest park real estate comes in fourth among Portland’s most expensive neighborhoods behind Southwest Hills, Hillside and Arlington Heights with an average home price of $628,900 . The 5 year price gain was 12% which is very good, considering that most home prices fell in the housing slump. 44 is the average age of ownership and 81% of the homes are owner occupied. Forest Park came in #2 our of 100 neighborhoods in Portland on walkscore.com for the best walking areas.

    Each week I look at the local market areas, and from the CURRENT ACTIVE LISTINGS, I like to select one property as my Pick of the Week.

    If I was relocating, one neighborhood that I would certainly consider would be Forest Heights.  I've written several posts about the Forest Heights area which outline why I would consider relocating to Forest Heights, a community located in the City of Portland.

    This week's selection is a lovely Craftsman.  Located in Forest Heights, backing to a dedicated greenspace, the home has a greet 'natural' feel.  This 3 bedroom, 2.1 bath home has two levels.  The main is 1,443 sq. ft., with open floor-plan, and master on the main!

    The second level is a lower level, and I kinda like these floor-plans.   The family room, den/office are all located on the lower level, overlooking the serene backyard.  The lower level is approximately 1,247 sq. ft.  The location of this property is great  Not a lot of through traffic, easy walk to Forest Park Elementary school. 

    Because of the location, price (and it is offered on a short sale), age of home (built 2001), amenities (hardwoods, central A/C, Master on Main, sprinkler system) and nice touches (french doors to deck, great use of windows, centrally located fireplace, SS appliances) -- this Forest Heights home is my pick of the week.
