Inspired by Mel Salazar's post about sellers using rooms in their home for storage, and Cathy Lee's post about returning rooms to their original purpose .... I recalled a staging project in an occupied home that we completed a few months ago. The home (in Portland's Hawthorne district) was a charming old Victorian loaded with character, but the room sizes were relatively small and chock full of the sellers' furnishings.
We coach our clients that since they're selling square footage, it's important to show as much floor space as possible. And that while the room may have served them well with another purpose while they lived there, it's best when selling to show potential buyers the room's original purpose.
This home had two living rooms (or "parlors" as they were called back in 1895 when it was built). One of them had become a "catch all" for music equipment and miscellaneous items that didn't fit somehwere else:


After removal of all the equipment & miscellaneous clutter, buyers could now walk through this room and imagine using it as a cozy seating area. The original wood floors, a main selling feature, were now exposed and visible, adding instant equity. (We also recommended that the room be painted a neutral shade, but the sellers weren't willing to do this and luckily the house sold in spite of it!)
Upstairs there's a bedroom that had been used as an office space as well as storage for miscellaneous clutter:


After staging, buyers could see the added value of this guest bedroom! Gone were the desks & office equipment and the large area rug (exposing the berber carpeting underneath); we then added a staging bed, two simple tables & lamps, and used a few of the sellers' items to warm up the space.
Result? This home SOLD in a challenging market ~ The sellers were happy and so were we!

This last week we have had some difficult weather here in Portland, Or. It's pretty well-known that we have a lot of precipitation, but its generally not the white, fluffy kind. We got about 10-12 inches of snow, depending on where you live in town. I live in SE, near Hawthorne, and we had about a foot. I can imagine that King's Heights or Forest Heights had it much worse, and I'm currently working with clients on a purchase in Lake Oswego, so I know they had some dangerous roads.
The point, however, is that there are certain responsibilities that are unknown for residents of the city, and the inclement weather highlighted those responsibilities. There was actually an Oregonian article the other day referencing the fact that residents are responsible for shoveling their sidewalks and/or keeping their walkways clear. Any person that were to slip on the sidewalk, would have grounds for a lawsuit if the owner had not fulfilled their responsibility of clearing the walk with in 4 days of the event.
Another reason that I write this post is that residents need to be aware of city regulations concerning trees and debris on their walkways. I have plenty of questions regarding this when my buyers are looking at homes. We have plenty of beautiful, old trees in the city, and sometimes their roots can grow under the sidewalks and "lift" the concrete. This is the responsibility of the homeowner, and may be an expense in the future, either legally or through repair costs.

Last week I hired a Tree service to come to my home to give me an estimate for trimming back some trees. The wonderful thing about Portland, Oregon is that we have plenty of beautiful old trees in many of the old established neighborhoods. However, you have to make sure that those trees are cared for properly, or you can have problems down the road. So a few tips:
1) Have branches cut back that are touching your home. When the wind blows you can avoid damage to your home by taking care of the issue before it becomes a problem.
2) There should be a four foot clearance from your roof to a branch. Some of these branches are heavy, and if they break free they can cause plenty of damage.
3) Dead branches should be cut back properly to keep them from falling on cars, your home, or pedestrians. Be aware that most areas of the City require that you care for trees in the parking strip, don't expect the City to show up and do take care of it.
4) Get a permit. GO to www.portlandonline.com to get a permit from Urban Forestry, or call 503-823-4489. Call ahead because it can take two weeks or more for the permit to be delivered.
5) Have an expert identify and make plans for trees that are dead or dying. These are the trees that will cause the most issues by falling or by harboring insects that can spread to your home. Be aware that you are required to re-plant with an acceptable tree approved by the City.
6) Be aware of Real Estate implications. When looking to purchase a home, you should carefully consider the property to identify any possible problems and cost in the future. You may also be in for immediate costs if there is a problem situation before the home closes. I have had several clients walk away from homes because we identified some potential issues that would be very costly. If you are taking care of your trees all along, you will not have your sale impacted by an avoidable issue.
