Bull Mountain: A little history from the top

Now, I grew up on Bull Mountain in Tigard, Oregon and I had heard stories of farmers, ranchers and cattle which all made sense since I did a lot of horse riding up there when I was younger. (This was long before the housing boom) I promise in the late 70s and 80s there were hundreds of acres of farm land still on Bull Mountain and I rode ever inch of them!

So, yesterday, when I took my kids to my old stomping ground we found something new at a Elizabeth Price Park within all these housing developments. What we found was a little monument that told the story of Bull Mountain and how it really got its name. I actually thought this was pretty cool and I learned a lot.

Bull Moutain in Tigard (The story behind the name)

It seems cattle aren’t native to the United States, but were needed for food and milk. So the first herd in the Pacific Northwest was at Fort Vancouver. But, they were being brought up from California through the Willamette Valley in 1837, a few years before Oregon was even a state.

Well, one of these herds was brought up on a barge on the Tualatin River which passes right by what is now known as Bull Mountain and the entire heard escaped. Now, I guess, it could have been called Cattle Mountain but the entire herd was rounded up except one very stubborn bull. This bull roamed Bull Mountain for many years, alone, grazing on the grass of the mountain and it became known as Bull Mountain after that.

I have to say this story was pretty cool to me and I wish I had known it as a kid, not that it would have changed a thing for me and all those days riding horses around, but it would have a least giving me an answer when I asked how it got its name.

Bull Mountain, Oregon is an affluent neighborhood on the western edge of the City of Tigard. It is not really a mountain but an 800 foot hill that offers territorial views. This neighborhood generally features large houses on large lots. Single family homes generally start at $400,000. The feel of Bull Mountain is not quite rural, but it is definitely not urban. Many farms and roadside stands, offering Christmas trees, berries, apples, vegetables, and pumpkins line the western edge of Bull Mountain.

Most of Bull Mountain is in unincorporated Washington County. A small portion is in the City of Tigard. The City of Tigard has tried in the past to annex Bull Mountain. Residents organiBull Mountain Homezed and campaigned against this annexation with success. Residents tried to incorporate Bull Mountain into a city, but that measure failed. It seems inevitable the Tigard will annex Bull Mountain in small pieces.

Bull Mountain residents attend schools in the Tigard - Tualatin School District, which has some of the top schools in Oregon. Students and faculty are recognized each year for their outstanding achievements.

Living in Bull Mountain generally offers quietness and privacy, but easy access to shopping and freeways. The superb shopping at Washington Square and Bridgeport Village is less than 15 minutes away. Restaurants and supermarkets are at the bottom of the hill, 5 minutes away, as are drug stores and the post office along with 2 nine hole golf courses. Downtown Portland is about 25 minutes away and the airport is about 40 minutes.

Bull Mountain is a great neighborhood and a fine place to raise a family.

Tigard Oregon real estate home sales are always a topic of the residence of Tigard, but each neighborhood is different. The Bull Mountain North neighborhood of Tigard, Oregon goes west, starting at Barrows/Gaarde to Bull Mountain Rd, Then from Pacific Hwy to Beef Bend Rd. This part of Tigard, Oregon is in Tigard School district even though Bull Mountain itself hasn’t been incorporated in to Tigard. Even though this is a more expensive area, there are presently no parks located in the Bull Mountain North area.

Staging Foreclosure House #4 for the Bank in Portland OR ~ Before & Afters

In previous posts we wrote about a smart regional bank in Oregon who hired our Portland home staging company to stage vacant new construction homes that had been on the market from 1 to 3 years without a sale. After House #1 sold a month after staging, the Bank asked us to move that staging inventory to House #2, and it sold quickly too.

Meanwhile, we staged House #3 with new furnishings and after it had been on the market for 18 months as a Vacant home, it sold in just 38 days! The Bank then asked us to move the staging inventory to House #4 ~ Before & After photos are shown below.

This savvy Bank has made an investment in these properties, providing construction financing and support to the building community. Not only did the Bank have these beautiful homes staged with inviting furnishings, they also had landscaping refurbished, repainted some interiors, upgraded carpeting, and even provided regular cleaning service. These homes are selling quickly! Neighborhood values are kept intact so even the neighbors have been grateful this Bank's involvement ensures that the foreclosed homes will sell -- rather than continuing to languish on the market.

Will other Banks follow this example? The investment in staging -- in presenting these homes in their best condition -- is WORKING. Hopefully stagers across the country will continue to contact local & regional banks (often the "asset manager" is a good contact) to encourage them to consider staging their foreclosed inventory.
