This wooded and rustic community offers homeowners a 190 Acre Lake Towamensing ( Yost Swamp), private pool, beach, tennis, basketball and volleyball courts, Ball Field and Playground. Towamensing Trails also sports a Lounge / Restaurant right in the community. It is open to all Towamensing Property Owners, their family and guests. To consume alcohol at the lounge you must belong to the Trails Lake and Tennis Club but all other activities do not require membership.

This wonderful lake community in The Poconos has it's own almost 'cult following due to its wonderful amenities and wild surroundings not to mention its close proximity to Big Boulder Ski Resort and PA White Water Rafting.

The Lake should be up to Full Depth in 2010 after being drawn down in 2009 for Dam Repair!

End of the year numbers for Towamensing Trails are in and are as follows:

2008 - 87 Units Sold. Avg list price $173,237. Avg sold price $164,349 - a 95% List to sell ratio

2009 - 64 Units Sold - Avg list price $161,730. Avg sold price $155,177 - a 96% List to Sell Ratio

Numbers showing an average overall drop in sold price of right around $9,000 can in part be attributed to foreclosures, a few of which were neglected properties. It only take one or two to move the overall numbers. Basically it looks to me to be a dead heat to 2008 as newer homes are still pulling in the bigger bucks and the older homes are still retaining their value, albeit lower since 2006. Looks like the floor has been reached here in the Poconos and particularly in Towamensing Trails where the repair of the Dam this past season probably contributed to less sales as well, as the lake was drained to make the repairs. With the 190 Acre Lake back up in 2010 it looks to be a Great Year for Both Sellers and Buyers.
