Aldan real estate activity gets off to a bit of a slow start in 2011.

Aldan PA is one of the smaller boroughs in Delaware County PA and is known as the Community of Homes. It is just 6 miles west of Philadelphia and currently has approximately 1500 residential properties with just over 4000 residents. Founded in 1893, Aldan has always focused on the success and lifestyle of its residents and has traditionally had few businesses. With excellent transportation links to the surrounding area, Aldan is today served by both the the SEPTA 102 Trolley Line and the SEPTA Media/Elwyn Regional Rail Line (formerly R3 Line) as well as the local SEPTA bus lines. These provide quick and easy access to downtown Philadelphia.

Since then there has been a continuing decline in yearly transactions to 72 sales in 2005, 61 in 2006, 49 in 2007, 42 in 2008, 45 in 2009, and 39 in 2010. Average prices peaked in 2007 at just over $189,000. These have also declined to $182,000 in 2008 and $165,000 in both 2009 and 2010.

In 2011, there have been 7 completed sales with an average price of $131,000. There are also an additional 5 homes under contract with an average asking price of $154,000, and 30 properties currently listed for sale with an average list price of $159,000. These include a wide variety of fine twins and spacious single family homes.

Aldan Pa Station - SEPTA 102 Trolley Line

Aldan PA SEPTA 102 TrolleyWelcome to Aldan Borough Pennsylvania.

Today we are visiting the Aldan PA SEPTA 102 Trolley Line Station located in the center of Aldan at the intersection of Woodlawn Avenue and Providence Rd. Aldan Borough Pa is located just south of Clifton Heights, east of Upper Darby and Springfield, north of Collingdale and Sharon Hill, and generally west of Lansdowne and Darby.

The SEPTA 102 Line runs from the 69th Street Terminal to Sharon Hill. This station is just two stops south of where it crosses the SEPTA R3 Regional Rail Line which runs from Center City out to Media/Elwyn. This line runs down the center of Woodlawn Ave through the center of Aldan and does not have any designated parking although street parking is available. There is some additional parking adjacent to the R3 Station. With frequent service, this is a great local pick up point located adjacent to the Borough Hall and the Aldan Elementary School. In general, real estate pricing has held up here better than in many sections of the county. After reaching a peak of 91 sales in 2004, sales volume has decreased across the board to 72 sales in 2005, 61 in 2006, 49 in 2007, 42 in 2008, and 18 in the last six months. Despite this declining sales rate, prices have remained relatively solid until just recently. In 2004 the average sales price was $158,000 which then jumped to $184,000 in 2005. Since then, there has been very little movement with prices averaging $188,000 in 2006, $189,000 in 2007, $182,000 in 2008, and $186,000 for the last six months. Currently, there are an additional 32 homes on the market with an average list price of $185,000 and seven pending sales with an average list price of $158,000. When these properties settle, we will see the average sales price going down a bit further.

So compared to many communities in the area, Aldan has proven to be one of the more stable areas. With its convenient location, the Borough remains popular with easy access to both the R3 Regional Rail and the SEPTA 102 Trolley with both providing quick access to Center City Philadelphia and the surrounding local communities.

Delaware County Theatre: Twelve Angry Men at Colonial Playhouse

Reginald Rose's classic courtroom drama "Twelve Angry Men" opens this weekend at Colonial Playhouse in Aldan, PA. For those of you not familiar with it, "Twelve Angry Men" tells the story of a jury faced to reconsider its nearly unanimous decision during a murder trial, when one juror begins to try to persuade the other members not to convict based on reasonable doubt. The arguments get heated and the exchanges force all the jurors to confront their own prejudices, in order to render a fair decision.

The play runs on Friday and Saturday evenings at 8 PM, and Sunday afternoons at 2 PM through November 22. The shows stars local Delaware County residents and includes a theatre debut from Pennsylvania Mortgage Broker, Oliver Chamberlain as the guard.
