About Berwyn's Easttown Township

I wrote a couple of weeks ago about how the old Berwyn School which became the T/E School Administration building has been demolished. Was at Easttown Library today and noticed that the fences have been taken down and made me realize that the properties on First Avenue opposite the old building, just got a big boost in value.

Instead of a darkand dirty building, they now have this great view of the playing fields and when all that grass eventually comes in and greens up a bit it will be a fabulous view of Open Space.

Easttown Library sits in the heart of Berwyn. It is a happening place for people of all ages, always busy and the staff all seem happy to be working and willing to help you if you have a problem. Part of the Chester County Library System they are a great addition to the area. But this library is more than just a place for books, there are movies, clubs meeting, rock concerts in the courtyard all sorts of events and things to do.

Speaking of the courtyard, even though it is hot in summer, you can sit quietly and enjoy the flowers and the serenity of the courtyard. Check out these photos:

And if you get just too hot, you can always head down to Handels for an ice cream...I like the Pistachio personally.

What is happening in Berwyn? Berwyn PA that is. Situated in Easttown Township there has been a lot of earth moving and demolition in the heart of the village. The old Berwyn School that became the Tredyffrin Easttown School District Offices has been demolished and there is now a grassy area sitting next to the Easttown library overlooking the playing fields.

Quite a change, opens the space up. Whilst the school district tore thier building down, across the park a developer has built two new homes, one has sold, but what great views they have. You can see them in this photo here, the one just out of the picture is under contract but this one is still available.

The homes of the Greens at Waynesborough continue to maintain their value well.

Located just south of Paoli on Route 252 south of the Waynesborough Country Club, The Greens at Waynesborough is located in Easttown Township Berwyn PA and belongs to the Tredyffrin-Easttown School District. Built between 1995 and 2000, the community contains over 150 homes ranging in size from under 3000 square feet to over 6000. The majority are between 3500 and 5000 sqft. Most lots are between one quarter and one third acre with some ranging above an acre each.

This prime Main Line Chester County location allows easy access to most of the area. Route 252 provides quick access to both Lancaster Avenue and West Chester Pike for easy commutes along the Main Line and into much of Delaware County. It is also just minutes from the SEPTA Paoli/Thorndale Line providing simple rail access to Center City Philadelphia. Wilmington is directly down Route 202 in Delaware.

Real estate values have held up very well in the community. After selling in the $500,000 range during construction, average resale prices peaked in 2005 at just over $1,000,000 with 4 sales. Since then there were 10 sales in 2006 averaging $975,000, 9 in 2007 for $971,000, 4 in 2008 at $1,023,000, 4 in 2009 for $930,000, and 5 in 2010 averaging $899,000. This year there has been one sale for $917,000, two properties under contracting with an average list price of $987,000, and two properties currently on the market with an average asking price of $1,070,000.

With its great central location, schools, and prices, the homes of The Greens at Waynesborough should be included in any area search.

Berwyn gains ground through the Tredyffrin Easttown School District demolishing their old office building, which used to be Berwyn School.

As you can see not much left of that old administrative building, just a couple of urns on pedestals and some old columns, hope they are going to recyle those,. Makes you wonder why they did not link up with a developer, hold on to the land and turn the building into apartments to rent along the Main Line. In the heart of Berwyn that would have been a win win for everyone, allowing the school district to earn some much needed income, keep property taxes low and retain the land as well. It seems that school districts don't like to give up land in case they need it later for another school, we have seen this all along the Main Line in Radnor and Lower Merion.

So this little plot of land will become another grassy area in the heart of Berwyn, overlooking the playing fields which are also owned by the school district that run behind Easttown Library
