Another property I got closed in my area

Today I closed on a house in Chicora PA. It's a nice 3 bedroom 2 bath split entry that the owners tried to sell themselves. The owners and I had mutual friends and those friends told them about me. The home owners called me and we met at the property. After showing them what other houses were selling for in the area and my marketing plan they decided to list the house with me for more money than they had it for sale. We listed the house on August 24, 2011 and I started marketing the property. We got an offer in November and that ended up falling through in December due to the buyer not being able to obtain financing ( even though they had a pre-approval). So we put the property back on the market and received another offer right away. They buyers got an FHA loan and all was well with the inspections and loan. Today we closed the deal and the buyers and sellers were all very happy. A great ending for everyone involved.

My first closing for the year was today. It was a small foreclosure in a nice neighborhood. The cool thing is right across the street I have their house listed that they own about 45 minutes north of this place and It's under contract with a buyer to close early February. Also there is a house for sale 2 streets up the road and someone call me today about seeing it. They found me on Zillow) This year is going to be great. I have a team, great energy, knowledge and the ability to make things happen when others can't.

Ghost Office.

It's amazing that we are starting a new year and there is no one at the office. It looks like a ghost town office. How can people expect to have a greater year than the past yet not show up at the start of the year and start hitting the business hard out of the start gate. I work out out of my house due to the fact that alot of agents at the office like to sit around with each other and talk about the night before or about the problems they have. I hope that all of you out there in ActiveRain are working at a very fast pace out of the gate. I know I am and the fact that I told my manager that if I do not triple my business this year that I want her to fire me helps with that motivation. So you all know that I will be providing the best service around with the greatest of motivations to help everyone I meet. Anyone in the North Pittsburgh and Butler areas should make it their priority to seek me out for the best services available in real estate. I hope every ActiveRainer is going to make 2012 to wonderful year.
