No Light Can Be So Revealing | Decayed Box Beam

During a recent crawlspace inspection I wanted to find a way to convey to my absentee that the box beam on the house he wanted to purchase had some very serious decay, but I didn't think that mere words would get the message across. This is one of many reasons I always encourage my clients to be present during the inspection.

First I tried this, but I didn't really feel it was saying enough.

Then I tried this.

By eliminating the light in the crawlspace the light from the outside showed that the beam had decayed completely through. Sometimes less is better.

The boulder field is a true relic of the past. This area is a National Natural Landmark, and State Park Natural Area. It has remained relatively unchanged for more than 20,000 years. The Boulder Field appears striking because of its flatness and absence vegetation over the large area of 400 feet by 1,800 feet. Some of the boulders measure as much as 26 feet long.

Crawlspace Inspection

One of the most important and revealing part of the home inspection is the crawlspace. More often than not this is the part many inspectors dread most. Looking at this picture it's very easy to understand why so many inspectors feel this way

Unfortunately the condition of the crawlspace directly affects the entire house and as unpleasant as it maybe we would be doing our client a great injustice to rush through this portion of the inspection. This particular crawlspace is basically shot. All insulation, most of the box beams and sill plate, the entire girder and all the joists are decayed and need to be replaced. All could have been easily avoided with proper maintenance.

Things Are Not Always What They Seem

One of the things about being a home inspector is being aware of our surroundings.

What appears to be an over grown unsightly backyard, is actually a septic system in danger of being damaged by the roots of overgrown vegetation. The homeowner had not had a septic inspection prior to the purchase of his home and was not aware of the problem.

The white pipe you see protruding from the ground is the tank's observation port. The septic tank and field should never be planted in anything other than grass. Trees and shrubs have roots, which intrude through the system and eventually cause structural damage and can eventually lead to system failure. Repairs of this nature are very costly and easily preventable.
