Hi. I'm Nyssa Smith. Welcome to today's edition of: "You Are Home". Thank you for joining us. I'm here in Central Pennsylvania and today my focus is on how healthy the housing market is in State College. Actually, the entire area surrounding Penn State which is Centre County.
Our segment today is lengthier than our normal episodes. But stick with us! We are going to go through this in a really fun way. We're going to dig in deep. To analyze the market over the last 12 years.
So all you Left brain thinkers, you'll appreciate the data. All the graphs and spreadsheets. And I promise you Right brain thinkers, I'll tie this all together for you and you can really see the big picture. So come along with me for the ride. Many home buyers and sellers in State College, PA wonder about the real estate market. What's the best time to sell? What's the best time to buy? Is it a Buyer's market? Is it a Sellers market?
Buyers say: "I want to get a good deal!"
Sellers say: "I don't want to lose money on my home."
Both buyers and sellers ask: "What should I do? Where should I turn?"
Centre County home buyers and sellers can have confidence! Take a look at the market statistics in this video. It's important to see the market as a whole. Equally important is to consider your neighborhood specifically or your price range specifically. Each situation is different. Each scenario is going to be unique. Each micro-market could be different. How many homes are on the market? How many buyers are there? What's the average sales price? And what's the average days on market? These are the factors to consider. Where one seller's home price could have increased, another's could have decreased.

Welcome to today's edition of "You Are Home". I'm standing out in front of 915 Stratford Court in State College, Pennsylvania. As you see here, this property is SOLD! Homes are selling in Central Pennsylvania.
This particular property is an end unit townhouse. It's conveniently located near parks, downtown State College and Penn State. And it sold in just 2 days on the market.
We may be in the middle of January...and with temperatures at 30 degrees, but homes are selling!
Why is that? It is typical that buyers are out looking in January after the holidays are over. It's a typical trend that inventory in January and February is lower than in the spring.
Buyers are out there. And inventory is low. As a matter of fact, there are less homes on the market today than there have been in almost a decade in Centre County. Buyers just can't find what they are looking for. They want to buy! They want to take advantage of the historic low interest rates. But there's not a lot of homes out there to choose from. There's only 608 active listings. That includes ALL price ranges in our MLS excluding farms, land, and commercial.
So, if you're thinking of selling and thinking of waiting until spring, think again! You just might sell your house quicker and for more money by putting it on the market now.

Looking to buy a home in Centre County, Pennsylvania?

You might want to make a quick check to see if you and the property are eligible for a Pennsylvania USDA Mortgage, also known as a Pennsylvania USDA Rural Development Loan. Here's Why... USDA home loans offer a few benefits that other mortgage programs cannot match: including no down payment and financed closing cost. If the home appraisal allows, the closing costs can also be wrapped into the mortgage resulting in no money needed at the closing table. USDA is the only mortgage program that allows for all closing costs to be financed into the loan amount on a home purchase. Interest rates for USDA mortgages are comparable and often lower than the low fixed rates of Conventional, FHA and VA financing. The USDA Mortgage program does have restrictions when it comes to location and income, so a quick check on this key qualifying criteria should be done first. Even if you do not believe the property you are looking to purchase is considered rural, it might be worth a quick property eligibility check. It is often surprising how many properties are actually USDA Eligible even though they are considered to be in a town or suburban area. . |

The immediate State College area is the only area of Centre County that is not eligible for the USDA Rural Development Mortgage program. Shortly outside of State College, the entire county become USDA eligible.

If at first glance, it appears your household income exceeds the above limits, it is worth checking the USDA Income
Calculator on the USDA website (link below). The USDA allows for several deductions which may allow your Household Income to fit within their Maximum Adjusted Income Guidelines.

You Are Home - The Clare Fund episode | Art Auction | State College, PA | Non Profit Organization
Season 2 of Tuesday Tour has become "You Are Home". Enjoy episode 3 featuring a charitable organization The Clare Fund in Central Pennsylvania.
Come along with Nyssa as she attends the Art Auction for The Clare Fund. The Clare Fund was formed in 1999 to benefit high school students in the Arts. Students in 11th and 12th grades in Centre County can apply for scholarships for Visual Arts or Performing Arts. I had the privilege of sitting down with Clare's mother and discussing Clare and The Clare Fund. Although Clare was just 17 years old when she died of cancer, she continues to inspire others even today!
